About the property

A hidden gem, nestled within a truly stunning location overlooking the beautiful Lake Windermere. High Croft is a property that offers one of the most idyllic locations within the Lake District, with breath taking views over Ambleside and the mountains around Kirkstone Pass to the east and Lake Windermere to the south.

The property is believed to have been built as a house for the gardener of Croft Manor House, in the Victorian era, and has since been greatly extended, modernised and much improved over time. The style of the property elegantly blends traditional and contemporary features, combined with far reaching views that encompass the Lake District's most iconic locations.

The design of the house is to ensure that all of the principal rooms have the delight of the Lakeland views. The front door welcomes you into a glazed entrance porch, with tiled floor and a spacious hallway. The sitting room has a Lakeland slate fireplace, with floor to ceiling windows to provide panoramic views of the surrounding fells and Lake.

The kitchen has a range of fitted base and wall units, complete with integrated appliances such as double electric oven & hob and fridge freezer. There is a breakfast bar in the kitchen overlooking the lake. The dining room adjoins the kitchen, and also benefits from the beautiful views through the sliding patio double doors. At the front of the house, there is also a study with high quality bespoke shelving; however this room could be used as a fourth bedroom.

To the west of the house, there is a utility room and boot room, perfect for the avid fell-walker or active family, with access to the side garden from both. There is a guest bedroom with fitted wardrobes and drawers, complete with an en-suite shower room, along with a further bedroom with fitted wardrobes and a family bathroom.

At the rear of the property, there is a games room with fitted shelving and airing cupboard; access to this room is via the rear porch or from the large single garage with electric opening hardwood door.

To the first floor is the master bedroom, with picturesque views in an easterly direction, and benefits from a generous dressing room and en-suite shower room.

High Croft's entrance is via an understated wrought iron gate, with access from a country lane just on the outside of Ambleside. There is a private road, which meanders through the beautiful surroundings and leads up to the house. There is a tarmac parking area and garage to the rear of the property. The land extends to approximately 13.6 acres, and is gently sloping, making ideal grazing land.

The enclosed private garden is raised above the level of the adjacent land and is of a grand, yet manageable size, and is predominantly south facing. The garden benefits from a high degree of sunlight as well as the sensational views of Lake Windermere. The garden is complete with well stocked flowerbeds, a pond, manicured lawn and it is well established, a haven for any gardener.

At the rear of the property, there is approximately 7.5 acres of private woodland, with a variety of hardwood trees. The woodland has undergone a restoration programme as of late, which has improved the habitat for wildlife. The wood is carpeted with bluebells in spring and there are beautiful footpaths, some of which ascend crags via steps believed to date from Victorian times. This private woodland abuts Todd Crag, and there is a gateway at the far end of the property, providing access for walks in the surrounding fells.

In addition to the extensive outdoor space, which is exclusively private, the property shares a riverside garden, which is located on the bank of the River Brathay, a short stroll from the property. This wonderful haven has stone steps leading down to the well-established garden, with access to the beautiful river. This garden is fully maintained for a nominal annual fee.

The Lake District National Park has recently been awarded UNESCO World Heritage Status for its scenic and cultural attractions. Ambleside nestles beside one of the most picturesque lakes in the Lake District National Park - Lake Windermere - and it boasts some of the best amenities and attractions within the South Lakes. Being on the largest natural lake in England, Ambleside is one of the Lake District's most popular holiday resorts and is an excellent centre for steamers and boating activities in general.

Some of the finest walks in Britain are to be found in the Ambleside area, with links to nearby Grasmere and the Langdales - famous for their Wainwright fells. Within Ambleside itself there are wonderful boutique shops, cafes, bars and restaurants as well as the usual multiples. It hosts an annual classical music festival and offers a wide range of activities for all ages, including five cinema screens and other leisure facilities.

The resorts of Bowness and Windermere town are five miles or so from Ambleside, with their theatre, golf club and yachting marina. Ambleside lies approximately 13 miles from the busy town of Kendal with its excellent shopping facilities, theatres, health and leisure centres.

For the commuter, the railway station at Windermere links with the mainline station at Oxenholme giving speedy access to Edinburgh, Manchester and London Euston. There is easy access to the M6 motorway, within a 30 minutes drive to J36. For anyone working from home, there is the advantage of a fast broadband connection.
