About the property

A beautifully presented and spacious residence with a self contained apartment, extensive garaging and gardens and grounds of over 3/4 of an acre.

The Property.
Browhill House is a handsome detached residence of traditional construction, with brick elevations under a tiled roof. The original 1930's house has, in recent years, been the subject of a comprehensive programme of extension and enlargement by the current owners and the accommodation is now spacious and extremely adaptable in its arrangement.

The works at the property have included the addition of a beautiful self-contained apartment which gives Browhill House a huge amount of flexibility and could be used as annexe accommodation, provide an income, or simply create a much larger residence. There is also a huge 4/5 car integral garage, which could be converted into further accommodation subject to the necessary planning consents being approved.

The accommodation is well proportioned and retains delightful character features such as deep coving, picture rails, feature fireplaces and a part galleried reception hallway. It is also well presented and worthy of particular mention is the sitting room with exposed floorboards and French doors leading to a good size decked terrace. The kitchen is also worthy of note and this has recently been refitted with modern cream units and has a 2-oven Aga. Browhill House benefits from gas fired central heating, private drainage and the majority of the windows and doors are double glazed.

Situation.
Browhill House is situated on the southern outskirts of the ancient Market Town of Axminster, which in turn is located in the heart of East Devon and surrounded by some of the county's most attractive rolling countryside.

The town itself has a thriving community and it's centre is grouped around the handsome Church of St Mary's and the Minster Green. Axminster has origins dating back to the Celtic times, however, was made famous during the 18th century through its production of carpets with the word 'Axminster' now being internationally recognised.

The town has a comprehensive range of shops and facilities and is still home to many independent retailers and boutiques, as well as the usual multiples which include supermarkets, Trinity House department store, sport and leisure facilities and eateries which include The Canteen which is owned by TV chef and good food campaigner Hugh Fearnley-Whittingstall. Axminster also benefits from a main line rail link to London (Waterloo) and has good road links via the A35 and to the beautiful East Devon coastline. It is also about 5½ miles from Colyton Grammar School, one of the country's top mixed schools.

The World Heritage Jurassic Coast is located about 6 miles to the south and is a popular destination for tourists looking to enjoy the dramatic scenery and beautiful country and coastal walks over the myriad of footpaths in the near vicinity. Exeter, the County Town and Cathedral City, is approximately 26 miles to the west and has an excellent shopping centre, main line rail link and international airport.

Outside.
A sweeping tarmacadam driveway with brick walls to either side gives gated access to the large gravelled parking area with ample parking for numerous vehicles and with space for boat or caravan. This in turn leads to the integral four/five car garage with power and lighting, remote controlled roller garage door, internal door into the dining room and door out to the garden. There is also a large store room which is underneath the annexe.

To the side of the property is a decked terrace with steps leading down on one side to a lawned area where there is a large timber tree house on two levels. To the other side of the property is a swimming pool measuring 38' x 18' (11.58m x 5.49m) with a 10' (3.05m) deep end. The swimming pool enjoys a lovely aspect over the larger expanse of lawn with pear and apple trees and interspersed flowerbeds. To the rear there is a pump house/storage shed and a area of garden which could be used as a vegetable plot. This in turn leads to the small enclosed courtyard leading out from the family room.
