A well-presented modern residence in the heart of the village with very adaptable accommodation which could offer annexe potential and a delightful garden.
Wickham House is an attractive, detached modern residence which was built, we believe, in the 1970s. It has colourwashed rendered exterior elevations under a principally tiled roof, and has the benefit of a large flat roof extension to the rear which was converted from the former garage.
The accommodation is found in particularly good order and has been the subject of a continued programme of improvement over the 10 years of the current vendors ownership. Worthy of particular mention is the sitting room which has a multi-fuel burner, as well as the conservatory which has delightful views over the gardens to the rear. The accommodation is very adaptable in its arrangement, and there is a rear wing to the property which has a wide variety of uses and could well be a self-contained annexe, fabulous home office, or possibly offer income potential (subject to the necessary planning consents being approved). To the first floor there are three bedrooms, the principal of which has an en-suite shower room and a family bathroom.
The property is approached from the village street through timber gates to a parking area. The front garden is, in the main, laid to lawn and surrounded by borders containing a mass of colourful plants and shrubs, with many roses which also adorn the front façade.
The majority of the garden lies to the rear and has been beautifully planted. There is a pond and a gravelled and paved terrace, whilst to a lower level is a further paved terrace and lawns with well established borders. The gardens also have a second entrance over a side driveway which is owned by Wickham House. There are also several outbuildings which include a timber shed, summerhouse and log store, and there is a further gravelled area of garden to the side with a magnificent wisteria.
Wickham House is situated in the heart of the village of Whitford which in turn is located on the western banks of the River Axe, amongst some of East Devon's most attractive rolling countryside in an Area of Outstanding Natural Beauty. Whitford has a church and village hall and there is a shop/post office and public house close at hand (about 1 mile) in the village of Musbury. Whitford is conveniently located only a few miles from the busy market town of Axminster, as well as being only 5 miles from the Lyme Bay coastline, a World Heritage site known as the Jurassic Coast.
The pretty and desirable town of Colyton, with its beautiful Medieval Church is only 1 ¼ miles away and offers a comprehensive range of shopping and recreational amenities including a library and doctors surgery. The renowned Colyton Grammar School, one of the country's top mixed state schools is a further mile or so.
The market town of Axminster is within 4 miles and has a variety of shops, sports centre and mainline rail link to London (Waterloo). Honiton, well-known for its antique and book shops, lies some 10 miles away and has a good range of shops, schools, sports centre and mainline rail link to London as well as a twice weekly market.
Exeter, the County Town, is about 26 miles to the south-west with excellent shopping facilities, theatres, main line rail link to London (Paddington), international airport and M5 access.
