A charming attached cottage with beautiful views set in a wonderful country position on the fringes of the picturesque village of Branscombe.
Old Thatch is a picture postcard attached cottage which is located in a beautiful secluded location on the rural fringes of the village. The property has colourwashed rendered exterior elevations under a thatched roof, and although has the appearance of an old cottage, it was actually built in the mid-20th century. It is, therefore, a great opportunity for those looking for all the charm and character of a period home, however, with the modern conveniences and low maintenance of a more modern property.
The accommodation is well presented and worthy of particular mention is the delightful sitting room which has a fireplace and French doors to the front, and the principal bedroom which also has a dressing room with a good range of built-in wardrobes and en-suite bathroom. There is also quite a bit of character such as flagstone floors, several feature fireplaces and beamed ceilings.
To summarise, Old Thatch is a charming cottage which is surrounded by some of East Devon's most attractive countryside and it will no doubt suit those looking for a lifestyle change in the country, or as a second home/bolthole close to the World Heritage Jurassic Coast.
The property is approached from the small lane where there is a parking area and access to the 2-bay open garage. To the front of the property is a small area of lawn and a Yew arch which leads to a small rear courtyard. The majority of the grounds lie to the side and rise to an area of lawn which is interspersed with several mature trees, and is a wonderful area in which to sit and enjoy the peace and quietude. This rises to a further level where there are magnificent views over the countryside with the backdrop of the sea and there is a beautiful thatched summerhouse which enjoys the views and vistas.
Old Thatch is situated in an elevated yet sheltered position in the 'eye of the sun' enjoying superb country views south west over the combe with sea glimpses away in the distance. The village of Branscombe is about a mile and a half by road, however there is a beautiful walk down into the village which is about a mile or so. There are many walks in the area which include the South West Peninsular Coastal Path and from this there are spectacular views over this dramatic stretch of coastline.
Branscombe is located on the World Heritage Jurassic Coast within an Area of Outstanding Natural Beauty and much of the surrounding land is owned by the National Trust. The village has an active community and range of facilities which include a village hall, pretty Parish Church of St Winifred's, two popular public houses and an old forge. There is also a primary school and Branscombe lies within easy reach of the renowned Colyton Grammar School, one of England's top mixed state schools, and Sidmouth which has a range of schooling both state and private.
The premier coastal resort of Sidmouth is approximately 5 miles along the coastline and has a beautiful Regency front and esplanade and a good range of shopping facilities. Honiton is approximately 9.5 miles away and also has an extensive range of shops, schools and sporting facilities, as well as a main line rail link to London (Waterloo).
The County Town of Exeter is about 27 miles to the west with a comprehensive range of shopping facilities, M5 access and international airport. Branscombe has the dual benefit of lying in one of East Devon's most sought after and unspoilt areas, yet is readily accessible to all the region's facilities.
