An attached 3 bedroom cottage in the heart of the village about half a mile from Branscombe's beautiful beach and the World Heritage Jurassic Coastline.
Rose Cottage sits in a tucked away position, just off the main square in the village which is a favoured location due to its proximity to the beach. This attached period cottage has origins that date back possibly several centuries and is of traditional construction with flintstone elevations under a slated roof. It has been the subject of a continued programme of updating in the 20+ years the current vendor has owned the property and is found in good order.
Although the accommodation retains character features such as the two fireplaces in the sitting room and exposed stone walls, it has the modern conveniences one would expect. These include a fitted kitchen and a modern shower room and bathroom.
The property has a pedestrian right of way over the access where there is a small area to the front, whilst to the rear there is a small courtyard.
Rose Cottage is situated in the heart of the picturesque village of Branscombe and lies at the easterly end of its long village street, about 0.5 mile from the wide pebble beach and sea. Branscombe is undoubtedly one of East Devon's most charming villages and is located on the Jurassic Coast, a World Heritage Site within Lyme Bay. It nestles amongst some of East Devon's most glorious countryside, much of which is owned by the National Trust and is designated as an Area of Outstanding Natural Beauty. Branscombe has a popular beach café, two excellent Public Houses (The Masons Arms is just a stones throw away), the pretty and ancient parish Church of St Winifred's and a Primary School. It lies within easy reach of Colyton with its renowned Grammar School, one of England's top mixed state schools.
The premier coastal resort of Sidmouth is approximately 5 miles along the coastline and has a beautiful Regency seafront and esplanade and a good range of shopping facilities. Honiton is approximately 9.5 miles away and also has an extensive range of shops, schools and sporting facilities, as well as a direct main line rail link to London (Waterloo).
The Cathedral City of Exeter is about 27 miles to the west with a comprehensive range of shopping facilities, M5 access and international airport. Branscombe has the dual benefit of lying in one of East Devon's most sought after and unspoilt areas, yet is readily accessible to all the region's facilities.
