Old Forge is a delightful house, mainly constructed of brick and flint and believed to date back in parts to the mid 1700s. We understand from the current vendors that some of the timbers in the property were reclaimed from the Spanish Armada. The house is approached along a small lane and sits centrally within its gardens overlooking the bourne. A path leads across the lawn from the parking area to the front door which opens into a ground floor hall. Off this is the study/bedroom 4, garden room, a bathroom and dining room which leads through to the sitting room. Both main reception rooms have fireplaces with an inglenook in the dining room. The good sized kitchen has an AGA and a range of wall and base units as well as an integral oven and hob. There is a useful walk-in larder and a door providing access to the side of the house. Old Forge benefits from 2 staircases, one of which gives access to a separate first floor wing with bedroom and bathroom, which provides self contained accommodation if required. The main stairway leads to the master bedroom with a beamed vaulted ceiling and bedroom 2 is adjacent. Many of the rooms benefit from lovely views across the gardens towards the bourne. The house retains many features which give it huge period character and it is generally well proportioned throughout.
Garden and grounds
The property is accessed across a small ford and has a garage and parking for two vehicles. The garden runs around the property and is mainly laid to lawn but also has flower beds and borders, mature shrubs, seasonal flowers and some fruit trees. There is a garden shed and an area of terrace on both sides of the property, providing a super place for outside entertaining. A public footpath across the front garden leads to a foot bridge.
