A well-proportioned detached house in delightful mature grounds with a plot of great potential extending to about 0.7 acre.
Colycreek is an interesting detached split level house which was built, we believe, in the 1960's and then extended some years later. It is of timber frame construction, being designed by the company Colt and sits in a tucked away location in amongst mature shrubs and trees which give the property and its grounds a great deal of privacy.
The property has extremely adaptable and flexible accommodation arranged over two floors, of which the lower ground floor has, in the past, been used as a separate apartment. The double aspect sitting room gains far reaching views over the adjoining countryside to the hills beyond and the principal rooms have views over the profusely stocked gardens. Colycreek would benefit from a programme of renovation/updating and there is a huge amount of potential within the property itself and the plot on which it sits.
Gardens & Grounds
Colycreek is accessed from Gully Shoot via a gated driveway leading to a turning area providing parking for several vehicles and on to the integral double garage. Its grounds extend to just under 0.7 acre and comprise areas of lawn being interspersed with borders containing a vast array of well-established shrubs and trees. The grounds are surrounded by mature hedging and some beautiful trees which provide a high degree of privacy and to the easterly boundary lies the gully which is a more natural area of garden and is planted with many different species of fern.
Colycreek is situated in a tucked away location in the pretty village of Colyford on the north side of the A3052. The property sits on the corner of Gully Shoot and Elm Farm Lane and is a convenient short level walk to Colyton Grammar School, one of England's top mixed schools. The village itself has a number of facilities including Post Office/Newsagents, Butchers and two Public Houses and lies approximately 1.5 miles inland from the coastal resorts of Seaton, which is located on Lyme Bay and the World Heritage Jurassic Coast.
The historic town of Colyton lies approximately 1 mile to the north and Sidmouth, East Devon's premier coastal resort lies about 9 miles away. The market town of Axminster is about 5 miles distant and has a main line rail link to London (Waterloo).
Exeter, the county town of Devon, is some 22 miles to the west with International Airport, M5 access and main line rail link to London (Paddington).
From Honiton proceed onto the A3052 coastal road in an easterly direction towards Seaton. After passing the Tower petrol station on your right hand side, continue to the bottom of Harepath Hill and turn left into Gully Shoot. The driveway to Colycreek will be found after approximately 250 yards on the left hand side.
