A modern residence in a beautiful and tranquil country setting with stunning gardens and grounds, generous outbuildings and a paddock.
Poundwater is an attractive detached property which was built in the 1970's and has been subject to considerable enlargement and improvement in the last ten to fifteen years. This has included the addition of the south facing covered veranda, as well as a single storey extension to the rear which has greatly enhanced the house, adding a ground floor bedroom, modern shower room and a large utility room. This would suit those with mobility difficulties and if required could even provide a self-contained wing.
Poundwater has beautifully presented accommodation which is particularly light with all the rooms taking advantage of some superb views over the gardens and grounds to the countryside beyond. It benefits from two reception rooms and the sitting room has a stone fireplace with an inset woodburner and French doors onto the south facing veranda.
There are two double bedrooms, both of which have fitted wardrobes and a bathroom on the first floor. A particular feature of the house is the extent of storage space which can be an issue when looking for a country property. It is often difficult to find a modern house in such a beautiful location and Poundwater offers the benefits of low maintenance living, with double glazing and solar panels for hot water heating.
Gardens, Grounds & Outbuildings.
Undoubtedly one of the main features of Poundwater is its setting which offers a great deal of seclusion and yet does not feel isolated, and is perfect for those with a love of flora and fauna. The property is approached from the lane over a driveway which provides parking for several vehicles and gives access to the good sized timber garage, workshop and outbuildings. The grounds surround the property with the gardens in the main being laid to lawn and interspersed with a wide variety of mature shrubs and trees and profusely stocked borders.
The covered veranda faces south and is a superb area in which to eat or just sit and listen to the trickle of the stream which borders two sides of the garden.
Poundwater has a good range of timber outbuildings which include a detached stable and adjoining log store. There is also a kitchen garden with raised beds and composting area, a detached machinery store and a good sized outbuilding constructed of timber, which includes the garage, a workshop, a 'potting shed' and a store.. To the north is a small well fenced paddock and in total the gardens and grounds extend to just over 1.6 acres.
