A recently refurbished and beautifully presented modern house of great style and quality with a charming garden, detached garage and views to the hills.
Prospect House is a handsome and imposing detached residence which was built in 2004 and has stone and weatherboarded elevations under a slated roof. The exterior has recently been the subject of extensive works, with many of the boards being replaced, as well as repainting and new double glazed windows and doors.
The accommodation is beautifully presented and has also been the subject of a very thorough programme of refitment, which has been completed to an exceptionally high standard with great care and attention having been given to the fittings and overall finish. The craftsmanship throughout is of an exacting standard and it exudes style and character. Worthy of particular mention is the beautiful bespoke kitchen/breakfast room which has high quality appliances and an Italian porcelain tiled floor, and this flows through to the morning room and into the magnificent sun room which is another stunning addition. Also worthy of note is the superb galleried and vaulted entrance hallway which rises to a lofty landing with its windows to the gable end.
To the first floor Prospect House benefits from three bedrooms, all of which have been extensively fitted with handcrafted wardrobes and bedroom furniture and the third bedroom is currently fitted as a dressing room.
The property has a shared initial access from Hillhead which leads into a private gravelled parking area in front of the house and also to the detached single garage which has potential to extend (subject to planning). To the front of the property there are well stocked shrub beds and a side gate leads to a well enclosed, surprisingly private rear garden. There are paved terraced areas to the rear and also to one side of the property which catches the later afternoon sun as well as a raised terrace which also enjoys the views.
The gardens are laid primarily to areas of lawn bordered by profusely stocked colourful flower and shrub beds creating colour and texture for most of the year. A pedestrian path and timber archway leads through to a further area which is laid as a kitchen garden with soft fruit bushes, apple trees and a productive cultivated area. At the end of this is a small timber garden shed.
Prospect House is situated on the outskirts of the small country town of Colyton and stands in a slightly elevated position enjoying rural glimpses from many of the rooms. The property is within easy access of the bustling town centre yet is also just a few minutes away of some lovely country walks. Colyton offers a comprehensive range of shopping and recreational amenities, and the renowned Colyton Grammar School, one of the country's top mixed state schools, is situated about a mile away on the outskirts of the country village of Colyford. The town, with its beautiful medieval church, is situated amongst some of East Devon's most attractive countryside, much of which is designated as being of outstanding natural beauty and there are some beautiful walks along the River Coly and over the myriad of footpaths in the vicinity.
The World Heritage Jurassic Coastline is also easily accessible, with the town of Seaton being only 3 or so miles to the south. Seaton has a long pebble beach and esplanade and there are beautiful coastal walks both east and west over the south west peninsular footpath.
The busy market town of Axminster is approximately 5 miles to the north east and has a wide variety of amenities including supermarkets, independent shops and restaurants, various schools, sports centre, swimming pool and main line rail link to London (Waterloo).
From the centre of Colyton with the Spar shop on your right hand side, bear left and then turn immediately right onto Hillhead. Proceed up the hill and Prospect House will be found after about 200 yards on the left hand side.
