Whitford is situated on the western bank of the River Axe. It has a Village Hall and lies within some of East Devon's most attractive countryside within an Area of Outstanding NaturalBeauty. Whitford is conveniently located only a few miles from the busy market town of Axminster as well as being only 5 miles from the Lyme Bay coastline colloquially known as the Jurassic Coast.
The market town of Axminster is about 4 miles distant and
has a variety of shops, sports centre and mainline rail link to
London (Waterloo). Honiton, well known for its lace and
antique shops lies some 10 miles away and has a further
range of shops, schools, sports centre and mainline rail link
to London (Waterloo) as well as a twice weekly market.
Exeter, the County Town, is some 26 miles to the south-west with excellent shopping facilities, theatres, main line rail link to London (Paddington), small international airport and M5access. The Jurassic coast at Lyme Bay is approximately 5 miles to the south and the renowned Colyton Grammar School, one of the country's top mixed state schools, lies about 3 mile away.
Greenhayes Cottage is a detached Grade II Listed property
with origins dating back to the 18th century which has been
comprehensively restored and enlarged over recent years by the present vendors, work which has resulted in creating the charming period home of character we find today.
The property was at one time three cottages as evidenced by the three former "winder" staircases still in position. It is
traditionally built with freshly painted stone exterior
elevations under recently re-thatched and tiled roofs, yet still retains much of its period character and ambiance. This
includes exposed ceiling beams, inglenook fireplaces, window seats etc and has the benefit of the recently constructed GARDEN ROOM to the rear of the cottage, a delightful spacious and light place to sit and enjoy the garden.
Greenhayes Cottage is a rare find and certainly merits
personal inspection by any discerning buyer.
The property is approached from the village street to a
gravelled parking and pull-in area where there is an open oak framed garage measuring approximately 15'3" x 15' under a tiled roof with useful gabled loft area above. Timber gates then lead into the well enclosed garden that lies to the rear of the property with gravelled paths and paved steps, large recessed loggia and the front door.
The gardens have a sunny, sheltered, south westerly aspect and back onto open farmland. Gravelled paths and steps rise up to a large lawned area which is bordered by profusely stocked and colourful plant and shrub beds which include a number of mature trees. Worthy of particular mention is the large flowering plum tree. There is also a small ornamental pond, large greenhouse and kitchen garden area with soft fruit cage and raised planting beds. A low stone wall runs along the rear boundary, and adjacent to this is a roomy brick and timber built building, currently divided into two providing useful storage and workshop space.
To the rear of the property next to the house is a gravelled
sun terrace with steps leading up to the lawns. In all the
grounds extend to approximately 1/5th of an acre.
