A rare combination of a beautiful ground floor apartment in a former country house with an orchard paddock of approaching half an acre.
The Orchard is a 3 bedroom apartment located on the ground floor of this handsome Edwardian house. It is presented in beautiful decorative order with soft pastel colours and retains all the character of a period home, yet with the modern conveniences one would expect. This, combined with the high quality fittings and floor coverings, makes The Orchard a unique home which has a particularly warm and welcoming atmosphere.
It has, in more recent years, been enhanced and has been the subject of a comprehensive programme of improvement, with various additions and alterations. Some of the more major works have included the addition of the beautiful sun room to the front of the property and the re-fitted contemporary kitchen with high gloss white units under blue Corian worktops and 2-oven electric Aga.
Gardens and Grounds.
Undoubtedly, one of the main features of The Orchard are its grounds which extend to just over half an acre. The driveway sweeps to a communal turning/parking area which gives access to the single garage with adjoining car port. To the rear of this is a converted outbuilding which provides a great studio, home office or gymnasium.
To the rear of The Orchard is a recently landscaped garden which comprises areas of lawn with brick pathways and profusely stocked borders. There is also a terrace and store room which adjoins the property. To the front of the house is the orchard paddock which extends to just under half an acre and which is planted with a variety of fruit trees.
The Orchard is located on the ground floor of a handsome Edwardian country house, which sits at the head of a long driveway on the fringes of the popular town of Colyton. Colyton, with its beautiful medieval church, is situated amongst some of East Devon's most attractive countryside, much of which is designated as being of outstanding natural beauty and there are some beautiful walks along the River Coly and over the myriad of footpaths in the vicinity. The town offers a comprehensive range of shopping and recreational amenities, and the renowned Colyton Grammar School, one of the country's top mixed state schools, is situated about a mile away on the outskirts of the country village of Colyford.
The World Heritage Jurassic Coastline is also easily accessible, with the town of Seaton being only 3 or so miles to the south. Seaton has a long pebble beach and esplanade and there are beautiful coastal walks both east and west over the south west peninsular footpath.
The busy market town of Axminster is approximately 5 miles to the north east and has a wide variety of amenities including supermarkets, various schools and shops, which include The Canteen shop and restaurant owned by TV chef and good food campaigner Hugh Fearnley-Whittingstall, leisure facilities and main line rail link to London (Waterloo). There are a number of golf courses in the area and sailing at the picturesque coastal town of Lyme Regis.
The Cathedral City of Exeter, the county town, is about 25 miles to the west with a comprehensive shopping centre, theatres and main line rail link to London (Paddington), M5 access and international airport.
Proceeding on the A3052 coastal road travelling in an easterly direction. Go through the village of Colyford, turning left approximately 200 yards past the Wheelwright Inn onto Coly Road signposted Colyton and Shute B3151. Carry on up this lane for about a quarter of a mile and on a right hand bend, branch left into Shells Lane, a No Through Road (by a red post box). Proceed up this lane for approximately 100 yards and take the second driveway on your right. Bear left and this drive will lead you to The Orchard.
