A superb country house accessed over a long private driveway with stunning accommodation and a separate 2-bedroom cottage. Set in beautiful gardens and woodland, with a half acre lake, and over 15 acres.
Orchard Cottage is a handsome and impressive detached residence which was built in 1947 in connection with Knightstone Manor, a magnificent Grade I Listed medieval manor house close by. It has subsequently been considerably extended and refurbished to an excellent standard, work that has created the delightful family home we find today.
The property is traditionally built with rendered and freshly colourwashed exterior elevations under a tiled roof, and the front façade is dominated by a large and stunning garden room/dining room which creates a splendid additional space, ideal for entertaining. This opens into a beautifully fitted kitchen/breakfast room which has an extensive range of units under white granite work tops and a 2-oven electric Aga. Also worthy of note is the sitting room which has an open fireplace.
To the first floor there is a large principal bedroom which has a double aspect with views over the grounds and an en-suite bath/shower room, two further double bedrooms and a recently fitted family bathroom.
Nestling in a secluded location facing south and in the "eye of the sun", the property and its accommodation is extremely well presented and would certainly merit personal inspection by any discerning buyer.
Orchard Cottage Annexe.
Within the grounds is a detached block of traditionally built barns which have been imaginatively converted to create not only garaging and storage space, but also an annexe which is set out on two floors. This has been finished to the same quality and high standard of the main residence and adds a great deal of versatility to the property, offering accommodation which would suit a variety of requirements. It would be great for those with large/extended family, make a super home office or studio, or even have letting potential subject to any necessary planning consents being approved. The current owners use it as overflow accommodation and a gym/cinema room.
Orchard Cottage Annexe is separately banded for council tax purposes (currently Band A) and has its own separate boiler. It has oil-fired heating to the ground floor and panel heaters to the lower ground floor.
Attached to Orchard Cottage Annexe are several useful stores and garaging which briefly comprise: An office with an oak floor and a range of fitted units, a double garage with an electric door, whilst to the rear of this building is a further open garage and a store. There is also a workshop (which is attached to a neighbouring outbuilding) and further store.
Gardens and Grounds.
Undoubtedly, one of the main features of Orchard Cottage is its stunning, well-established setting, which offers seclusion, privacy and a huge amount of colour throughout the seasons, as well as being a great haven for wildlife.
The property is approached from Knightstone Lane through secure electric gates to a private three hundred metre long driveway which sweeps past the wooded plantation and the lake down to the property. Here, there is a large gravelled parking area with space for numerous vehicles and a further tarmac parking area. To the west of the house is the large traditionally built detached barn (which incorporates Orchard Cottage Annexe, the office and stores) which is particularly aesthetically pleasing with its mellow brick, tiled roof and rose and wisteria clad façade.
The gardens immediately surrounding the house are laid principally to areas of lawn, and on the south side is a splendid large paved terrace fronting the tiny stream which runs through the grounds of the property. There are also a number of mature specimen trees and a mass of colourful shrubs and plants.
To the east are further areas of lawn and a small footbridge which leads to the productive kitchen garden area with its soft fruit cage and young orchard, as well as two useful potting sheds.
To the east of this is the delightful lake which is currently stocked with Rudd and Carp, and to the north east is the plantation which climbs up the hill and is a fantastic asset creating a great habitat for flora and fauna.
In all, the grounds extend to approximately 15.3 acres.
Orchard Cottage is set in what can only truly be described as a glorious semi-rural location enjoying utter privacy, and yet is conveniently placed with easy access to the County Town of Exeter, the Regency coastal resort of Sidmouth and the market town of Honiton, together with good auto and rail routes out of the West Country. It sits amongst some of East Devon's most attractive rolling countryside at the base of East Hill and there are some stunning walks close at hand over the East Hill Strips, where far-reaching views can be gained over the Otter Valley.
The small country town of Ottery St Mary lies about one mile away and has the pretty Parish Church of St Mary's which is modelled on Exeter Cathedral and which has a longstanding association with the Coleridge family. Ottery has a good range of amenities which include many independent shops, primary school, bank, sports centre, various supermarkets and a monthly farmers market. On the outskirts of town, Joshua's Organic Store and the renowned Otter Nurseries can be found, and there is also the highly reputed King's School which was given academy status in 2011 and has consistently achieved outstanding Ofsted reports.
Sidmouth, famed for its beautiful Regency architecture is located about 6 miles away and is one of East Devon's premier coastal towns. It has a long esplanade, wide pebble (sand at low tide) beach, and is situated on the World Heritage Coastline known as the Jurassic Coast, with stunning views and dramatic scenery along the South West Peninsular Coastal Path. The town itself has many beautiful parks and walks, and a bustling shopping centre with a great variety of independent shops and boutiques, as well as the usual multiples. There is also an out of town Waitrose store, cinema, theatre and a good range of sporting facilities including tennis courts, croquet lawn, indoor swimming pool and cricket pitch overlooking the sea.
The busy market town and antique centre of Honiton is located about 8 miles to the east, and which also has a good range of shopping and recreational amenities as well as a main line rail link to London (Waterloo).
The Cathedral City of Exeter is some 14 miles to the west with excellent shopping facilities, theatres, main line rail link to London (Paddington), international airport and M5 access.
