About the property

Situation
Netherton Grange is an attractive detached bungalow located in a peaceful setting on the outskirts of the village of Farway, a small scattered village with Primary School, Village Hall and pretty Parish Church situated in the beautiful Farway Valley, midway between the bustling market town of Honiton and the World Heritage coastline.

Honiton lies approximately 4 miles to the north with its range of shops, banks, schools, sports centre/ swimming pool and main line rail link to London (Waterloo). Nearby Colyton lies approximately 5 miles to the East and offers a range of amenities including some lovely independent shops, eateries and public houses and plays host to Colyton Grammar School, one of England's top mixed state grammar schools.
Exeter, the county town of Devon, lies some 21 miles to the west with an excellent shopping centre, theatres, cinemas, main line rail link to London (Paddington), M5 access and small international airport. Sidmouth, East Devon's premier coastal resort is some 7 miles distant and well known for its Gothic Regency architecture. It has a long esplanade, wide pebble (sand at low tide) beaches and is situated on the World Heritage Jurassic Coast.

The Property
Built in 1980, Netherton Grange stands in a sunny position, close to the magnificent Jacobean Netherton Hall and offers excellently proportioned accommodation which is thoughtfully laid out with the bedrooms to the East and generous living accommodation to the West side. Our vendor has maintained the property to a high standard and also made some improvements, most notably with the addition of reclaimed herringbone parquet flooring to the hallway and sitting room, feature fireplace with gas-fired stove and a comprehensive range of fitted furniture to one of the bedrooms.

The accommodation offers entrance hall with reclaimed parquet flooring which continues through to the generous sitting room with its feature fireplace and doors to the gardens. The kitchen/dining room is also of a good size with a range of fitted units, patio door to the front garden and rear door to the utility space which in turn leads to the pantry with access to the outside covered patio which is a lovely spot to dine at the rear of the integral garage.
There are four good size bedrooms; one of which is currently used as a study with doors to the garden and another as a snug with door to the rear garden. The master bedroom is particularly spacious and ensuite with a shower room.

There is an outbuilding in the garden which we understand was originally a cow shed. This has been thoughtfully converted creating a fantastic space offering occasional ancillary accommodation with a shower room and kitchenette. It is a real asset to the property and would suit many uses including a home office or studio space.

Outside
The gardens surround the property on three sides and are beautifully landscaped with several lawned areas, a decorative iron arbour with clematis and a large pergola and water feature. A natural stone wall and iron gates bound the formal front garden making it very private. To the rear of the property is the covered patio area, raised beds and decked steps leading to a large converted outbuilding with vaulted ceiling, shower room and kitchenette and a further garden store to the side.

The property is approached over an area of hardstanding to a gated driveway leading to the garage. The grounds, in total, are approaching half an acre.

Directions
From Honiton High Street proceed into New Street in the centre of the town and follow this road up Church Hill, taking a left at the mini-roundabout and then the first right. Continue up the hill and past Honiton Golf Club with the Club House on your right hand side. Turn first right signposted Farway and Northleigh and follow this road turning right on a sharp left hand bend at Bucknole Cross. Follow the lane down through the woods past Netherton Hall, bearing left at the "Y" Junction and the drive to Netherton Grange will be found on your left hand side. Please park on the area of hardstanding to the front of the property marked 'private parking'.
