Hillesley is a pretty village on the Cotswold Way, approximately 2.5 miles from the market town of Wotton-under-Edge and its amenities. The village has a highly regarded Church of England primary school in walking distance of Trebaros and a community owned village pub called The Fleece Inn.
The M4 and M5 motorways are within easy reach for travel throughout the UK with good connections to London, Birmingham, Bristol and Cardiff. Main line train stations can be found at Stroud and Kemble for trains to London Paddington and at Cam for trains to Bristol.
The area is well served by both good state and independent schools with Katherine Lady Berkeley, a state secondary school in Wotton-under-Edge and Westonbirt School just outside of Tetbury.
Trebaros is approached through a five bar gate leading onto the driveway which has space to park several cars and easy access to the double garage which adjoins the property. To one side of the driveway is an attractive raised bed comprising numerous shrubs and trees. The rear garden can be accessed from both sides of the house through wooden gates.
The westerly facing rear garden is predominantly laid to lawn with several specimen trees and edged with herbaceous borders. The patio has a pergola creating a lovely shaded seating area on a summers day and there is a further seating area to one side of the garden and a small fish pond. In one corner of the garden, discreetly tucked away are two sheds and a compost area. There is also an extremely useful wood store and outside water tap.
Constructed of stone, with stone mullion window frames and UPVC double glazed windows, the property could benefit from a little updating to create a fantastic family home.
The house is entered through a part glazed wooden front door into the entrance hall which has a combination of parquet flooring and carpet. A staircase with wooden balustrade leads to the first floor.
The kitchen is a double aspect room with wooden floor and wall cupboards and a number of integral appliances comprising an electric four ring ceramic hob with extractor unit, double electric oven and dishwasher. There is a useful serving hatch from the kitchen to the adjacent dining room. The dining room has windows looking out to the rear of the property. The utility room has a sink, built in cupboards, plumbing for a washing machine and space for a tumble dryer and fridge/freezer. Access to the rear garden is also available from the utility room.
The sitting room enjoys a triple aspect and has sliding doors leading out onto the patio and a door leading into the conservatory. The focal point of the room is the stone surround fireplace comprising a wood burning stove. The conservatory has a stone tiled floor with doors leading onto the patio, providing the perfect spot to enjoy views of the rear garden throughout the entire year. A downstairs cloakroom with toilet, hand wash basin and laminate flooring completes the downstairs accommodation.
The master bedroom is a double aspect room with built-in wardrobes and a hand wash basin set within a vanity unit. The en suite is entered through a tinted glazed door and comprises a tiled shower cubicle and toilet.
Bedroom two is a generous sized room with built in cupboards and is currently used as a study. The room enjoys a double aspect to the front of the property.
