This charming semi-detached cottage sits within a small hamlet within walking distance of the beautiful family-friendly beach of Caerhays.
Currently used as a successful holiday let property, this is an ideal period property in a secluded location to use as a peaceful getaway.
Formally part of the Caerhays estate, the cottage was modernised by the current owner following her purchase in 2011.
A covered front entrance leads to an inner reception hall which in turn leads to the sitting/dining room. A flagstone slate floor contrasts against the modern squared off archway between the two spaces. The sitting room has an attractive Victorian fireplace with decorative tiled surround, granite hearth and timber mantel. A sash window is to the front elevation, whilst a matching sash window in the dining area overlooks the rear garden.
To the rear of the house is a kitchen with matching base and wall mounted cabinetry to two sides with a stainless steel inset sink below a window to the rear. There is an integrated electric oven and hob below an extraction hood. There is space for under counter fridge and separate fridge. There is also a breakfast bar and a door leading out to the rear garden.
Upstairs there are two double bedrooms, one with a sash window to the front and the other overlooking the rear garden. The rear garden of the property is a true asset to the house. A cantilevered deck overlooks the garden and beyond to the fields beyond. Steps lead down to a cellar below the kitchen which is used as a utility room and houses the boiler.

Tregavarras is a small hamlet of period properties approximately two miles from Gorran Churchtown and within walking distance of Caerhays and the South Cornish footpath. Gorran Churchtown has village facilities including a shop/post office and public house. Further facilities are available in Gorran Haven approximately three miles, Mevagissey five miles and St. Austell 8 miles. The Lost Gardens of Heligan are close by as is the Eden Project and some of the best beaches on the South Cornish coast including Porthluney, Hemmick and Vault.
HOLIDAY LET USAGE
The property is currently run as a successful holiday cottage with Cornish Traditional Cottages. Letting income is available through the listing agents. Viewings are restricted to the change-over day on Saturdays.
There is oil fired central heating (boiler replaced in 2006). The property is on mains water and drainage is to a Soakaway (overhauled in 2006).
