This wonderful family house is set in a fabulous location with land running down to a stream. All the principal rooms face south east towards the view and the ground floor ones all have doors to the garden.
The front door opens into the hall, which has oak engineered flooring and an adjoining cloakroom. The kitchen/breakfast/family room is L-shaped with fitted units, granite worktops, tiled floor, built-in American style fridge/freezer, oven, microwave, warming drawer and 5 ring induction hob. There is an island unit and sliding doors to the terrace. The drawing room has an open fire and glazed door to the garden. There is an inner hall beyond which is a study, utility room, shower room and dining room with tiled floor and French doors to the garden. Off the dining room is a servery.
On the first floor the principal bedroom has a walk-in wardrobe, sliding doors to roof terrace and an en-suite shower room. The guest bedroom has an en suite dressing room and bathroom. There are three further bedrooms and 2 family bathrooms.
There is an in-and-out driveway with beech hedging, which passes the double garage with 2 electric doors, to a parking area. Also beside the drive is The Cottage with hall, sitting room, kitchen, shower room, study/bedroom 2 and bedroom.
The garden is a particular feature, which is protected by deer fencing and mainly lies to the south east of the house. The terrace runs the full length of the house and leads out onto the croquet lawn. Beyond is a lavender border and the swimming pool with decked surround. Within the garden are a number of specimen trees and shrubs including blue cedar, oak, birch, acer, contorted willow, camellias, rose, scots pine and ironwood tree. At the bottom of the garden are the stables with a loose box, foaling box and feed room. There is a separate access from the drive. Beyond the stables is the paddock which runs down to the woodland at the bottom. The boundary is the stream in the wood.
From Forest Row take the Hartfield Road to Hartfield. Just before entering the village turn right onto the B2026 towards Maresfield. After about ½ mile turn right into Cotchford Lane a private lane. The house is the fourth on the left.
