A superb barn conversion of great character nestled on the edge of the village with a useful outbuilding/studio and about 8 acres of pasture.
Hillside Barn has been thoughtfully converted and retains many interesting and characterful features which include beamed ceilings, wooden floors and a polished flagstone floor to the sitting room and utility room.
This attached property is beautifully presented with a fabulous kitchen/dining room which has been fitted with granite worktops, an island unit, Aga and with windows looking out over both the front and rear gardens.
The reception hall gives a welcoming entrance to the property with stairs rising to a galleried landing area which offers additional usable space and is currently set up as a reading area.
The formal reception room is particularly welcoming with two windows looking over the rear garden, polished flagstone floor and a wood burner to the corner. A door from this room opens to a very useful utility/boot room, also with flagstone floor, recently refitted boiler and door to the rear garden.
The three bedrooms are all doubles, with the two largest rooms being en suite. Also on this floor is the family bathroom with freestanding bath and the property has the added benefit of a ground floor shower room.
In summary, this is an exceptional barn conversion, in an Area of Outstanding Natural Beauty with over 8 acres of pasture land and an outbuilding with scope for many uses. It offers a unique package for those seeking a small holding in East Devon.
Gardens and Grounds.
To the front of the property is an attractive garden which has been designed to create different areas of interest in which to sit and enjoy the far-reaching countryside views with a particularly private dining space under a pergola.
To the rear is an area of lawned garden with further gravelled seating area and access to the utility room, rear entrance hall and kitchen.
Within the grounds is a large outbuilding which has been divided to create a bright studio space plus storage/workshop areas and a large home office. This building is a real asset to the property and is exceptionally adaptable to offer a number of different uses.
To the other side of the quiet lane is a parking area and two large fields extending to approximately 8 acres in total which include an open store/field shelter, some raised vegetable beds, a large chicken coop and water tap. The land has wonderful far-reaching views across the patchwork of Devon countryside along the Otter Valley and some established fruit trees which create a small orchard to the lower boundary.
Hillside Barn is situated on the country fringes of the tiny hamlet of Rawridge, which itself nestles in the picturesque Otter Valley. This whole area lies within the Blackdown Hills Area of Outstanding Natural Beauty and there are many beautiful country walks over the myriad of footpaths in the close vicinity. Rawridge is about one mile from the pretty village of Upottery, which has a popular public house, a pretty parish church and primary school.
Although Hillside Barn has the countryside on its doorstep, it is also readily accessible to the local facilities and has excellent road links both east and west via the A303. The busy market town of Honiton lies only 5 miles away and has a good range of shops, banks, sports centre and main line rail link to London (Waterloo). For more comprehensive shopping and amenities, there is the county town of Exeter some 23 miles to the west, and this also has a rail link to London (Paddington), M5 access and international airport.
The World Heritage Coastline at Lyme Bay lies approximately 14.5 miles to the south and is a popular destination for tourists throughout the year. It is well known for its dramatic scenery, beautiful walks and genteel atmosphere.
From our office in Honiton, take the A30 towards London. Proceed for approximately 2 miles, through Monkton and just before the road widens into three lanes, turn left signposted Rawridge and Upottery. Continue into the village of Rawridge, turning right just after a telephone box. Proceed up the hill and Hillside Barn will be found on the left hand side after about 300 yards. Turn right opposite the barn and park here.
