The Property.
Moxhayes Farm is a detached Grade II Listed period farmhouse that has origins dating back to the 17th century and there is a date stone from the westerly chimney stack dated 1683. It is traditionally built with part rendered and colour washed exterior elevations under a roof that is principally thatched with a tiled roof single storey kitchen and bathroom extension to the rear.

The property itself has a wealth of period character still in existence including beamed reception rooms with inglenook fireplaces, some fine period elm doors and the most interesting ancient wall painting in the principal bedroom taken from the Book of Psalms which says 'My voice shalt Thou hear in the morning, O Lord; in the morning will I direct my prayer unto Thee and will look up'. There are also still signs of period wall mouldings which were thought to be created by itinerant monks and are rare features indeed.

Gardens and Grounds.
The property is approached from the lane through a timber 5-bar gate to a large traditional cobbled courtyard where there is extensive parking. This in turn leads to a short pedestrian path to the front porch and door which is flanked by lawns. There are further areas of lawn to the side of the property bordered by shrubs and hedge.

To the rear are two terraced areas (one a raised terrace) both of which command extensive views over the Yarty Valley to wooded hills beyond. There is also a further area of lawn.

Situation.
Moxhayes Farm is situated in the Blackdown Hills Area of Outstanding Natural Beauty in a delightful rural, yet accessible position enjoying far reaching country views from many of the rooms. Although nicely tucked away the property is conveniently situated either for the village of Yarcombe (1.4 miles) where there is a pub, pretty Parish Church and access onto the A30, or the conservation village of Stockland with its highly rated primary school and active community.

Honiton is a bustling market town with a thriving community and is particularly well known as an antique and book centre. It has most of the usual multiples such as W. H. Smith and Boots, as well as a variety of independent shops, restaurants, schools, sports centre/swimming pool, golf club and main line rail link to London (Waterloo). Honiton has excellent communication links with a dual carriageway to the Cathedral City of Exeter the County Town, some 16.5 miles to the west. Exeter, the County Town, has an excellent range of shopping and sporting facilities, theatres, arts centre, main line rail link to London (Paddington), international airport and M5 access.

The Regency coastal resort of Sidmouth is about 9 miles to the south with its wide pebble beach (sand at low tide), long esplanade and range of independent shops and boutiques. Sidmouth lies on a World Heritage Site known as the Jurassic Coast, over which there are delightful picturesque walks and dramatic scenery. The renowned Colyton Grammar School, one of England's top mixed state schools, is situated about 9.5 miles away.

Directions.
From Honiton take the A30 in an easterly direction and follow this for some miles eastwards turning right where the A30 and A303 divide signposted Yarcombe and Chard. Follow the A30 down through the village of Yarcombe and take the second turning on your right after exiting the village, this is just past a short row of cottages standing on a high bank on the brow of a small hill. Follow this lane for about 2/3 mile, turning left and then continue over the ford and the drive to yard to Moxhayes Farm will be found on your left hand side on a sharp right hand bend of the lane.
