Grimsacre Farm offers a very special and rare opportunity to acquire an immaculately presented and improved farmstead comprising a 4 bedroom converted barn, detached former granary now utilised to provide an ensuite bedroom to the first floor, with office and garaging below, together with stabling, paddocks, pole barns, further detached garaging and a former ménage, all located in a truly idyllic location within the Elham Valley. The rural views, peace and privacy enjoyed from this exceptional farmstead are only afforded by its location at the end of a country track. In all nearly 6.5 acres.
The walled and gated central courtyard of the farmstead is found at the end of the track and provides a generous central gravel parking and turning area. The main barn, detached former granary and stabling, surround this courtyard which also provides a ramped access that leads to the additional garaging, pole barns, paddocks and former ménage.
Inside, the accommodation is exceptionally light and well proportioned. The current owners have completely refurbished the property to a high standard and significantly improved the layout. The superb farmhouse kitchen/dining area is fitted with an oil fired four-oven Aga and bespoke hand built solid wood painted units with solid oak worktops. This room has wonderful views towards the former ménage and adjoins the spacious utility room with boot room off. There are highly practical stone or wood floors throughout the whole of the ground floor.
The first floor includes a beautiful galleried landing area with built in shelving and full height windows, providing a truly lovely space to sit and enjoy the expansive views in both directions along the Elham Valley. The principal bedroom suite, has an ensuite shower room with underfloor heating, and a staircase up to a useful dressing area.
THE FORMER GRANARY
This detached building has been converted to provide a professional office with desk height power points, separate electrical circuit breaker and garage on the ground floor.
On the first floor, and reached via an external wood staircase, there is a bedroom with ensuite shower room and views across the paddocks. This has been run as a successful B&B; and subject to the requisite planning consents being obtained, this building could be easily converted to provide a detached holiday let with separate kitchen and living areas.
THE STABLING & FORMER MENAGE
The stable block is divided into three, two foaling boxes and one single box, with an additional space for tack or a log store. This building has power and water. The former ménage is accessed via the ramped drive and is fully fenced and currently laid to grass but could easily be reinstated. There is direct access to a bridleway/footpath via a five-bar gate.
THE REMAINING OUTBUILDINGS
There is an excellent range of additional outbuildings including a detached double garage (with power and light), two pole barns suitable for fodder, machinery or livestock and a cart shed. There is also an excellent greenhouse sited in the vegetable garden.
GARDENS AND GROUNDS
The gardens are mostly to the rear of the barn, with terracing and mainly laid to lawn with some mature trees. To the side of the barn and enclosed by fox proof fencing is a small orchard and poultry yard. The remainder of the land is divided into four paddocks which are both post and rail and stock fenced. These are all interconnected and provide good quality grazing land for horses or stock. In all nearly 6.5 acres.
Set in the heart of the Elham Valley about a mile north of Elham village itself, Grimsacre Farm is located within both an Area of Outstanding Natural Beauty and a Special Landscape Area. Elham offers a shop/newsagents, a C of E primary school (Ofsted Good), doctors' surgery, two churches and two public houses, together with the Abbott's Fireside Bar & Restaurant. Wider facilities can be found in Folkestone to the south (9 miles) and the City of Canterbury to the north (11 miles) both of which provide excellent shopping, mainline railway stations (providing HSR links to London) and a variety of schools.
SPORT AND LOCAL AMENITIES
Sporting and recreational opportunities in the area include, county cricket at the St Lawrence Ground, Canterbury, rowing and sailing on the coast, a sports centre in Folkestone, Lydden Race Circuit, golf at Etchinghill and beautiful walks and rides over the various footpaths and bridleways in the vicinity to which the farmstead has direct access. Both the Elham Valley Way and North Downs Way can be found locally.
The property benefits from a bus stop at the end of the farm track on the Canterbury Road, this is on the Folkestone to Canterbury route and passes through Elham. High Speed Rail services to London (St Pancras) can be easily accessed via Folkestone West (52 mins), Canterbury West (53 mins) as well as Ashford International (36 mins).
From Canterbury, follow the A2 towards Dover and take the sliproad south of Bridge, signposted Bishopsbourne and Barham. Continue along this road passing through Kingston and on leaving Barham continue for approximately 2.7 miles and look for the Elham sign on the left hand side and then immediately look for a track on the right marked by four traffic cones. Turn right on to this track and continue for about 0.5 mile, passing World's Wonder Farm on the right hand side. Continue around a sharp left hand bend, pass over a cattle grid and through a gateway. There is a cottage to the left and Grimsacre Farm will be found slightly to the right through a blackened five-bar gate.
