Keybridge House is an attractive 4 bedroom Victorian house, with a symmetrical bay window frontage and deep extension to the rear, having elevations that are of red and yellow brick, with string course and rounded heads, beneath a tile roof. The accommodation is spacious and particularly well arranged, being presented to a high standard. It sits in a decent size plot, in two segments, one comprising a formal garden with gravel parking for four cars and the other a vegetable patch.
Inside, the accommodation is particularly light and airy, with all of the rooms being decorated in neutral tones. Sitting within the Conservation Area of the village, the property was extended to the rear and now incorporates two sash cord window bays to the front, thereby making an attractive main façade. From the oak panelled entrance door to the front with rectangular fan light, doors leads to the bay window sitting room and dining room, both of which have stripped pine floors and fireplaces. Off the hall, further doors lead to the kitchen/family room which is a double aspect room, being well fitted with a modern kitchen and appliances, together with French doors out to the terrace and garden. Completing the ground floor, there is a side entrance/utility, with a further door to a ground floor wet room/cloakroom. There is underfloor heating to all ground floor rooms in the new addition.
On the first floor, there is a principal bedroom suite with dressing lobby and ensuite shower room, together with three further double bedrooms and a family bathroom. All of the rooms are well proportioned and the majority enjoy a lovely light aspect, with tall ceilings, creating a great feeling of space.
GROUNDS AND GARDENS
The property is reached off the lane by a shared driveway leading to the gravelled hard standing spaces. From here, a small gate and pathway leads to the entrance to the side and also to the garden. This lies mainly to the side of the property, being laid to lawn, with a paved terrace, shrubs, bushes, evergreen screening and trees, including flowering cherry, being partly enclosed by close boarded fencing. Beyond the immediate parking, there is a fence enclosed vegetable patch, with large garden implement store.
The property sits in the Conservation Area of the village,
which enjoys a primary school and playing field. Local amenities are available in the nearby village of Upstreet, whilst wider facilities are available in the Cathedral City of Canterbury, which offers a modern shopping centre, choice of schools in both the public and private sectors (including Junior Kings at Milner Court, Sturry), colleges and universities, together with a variety of restaurants.
SPORT AND LOCAL AMENITIES
Sporting and recreational opportunities in the area include golf at Scotland Hill's, the renowned Polo Farm sports centre on the Littlebourne Road offering hockey, tennis, cricket and croquet, together with county cricket at St Lawrence cricket ground, all of which are available at Canterbury. There is also sailing on the coast and pleasant walks and rides over various footpaths.
Hoath itself benefits from a regular bus service. Sturry station (just over 3 miles) provides a rail link to Canterbury West (4 mins) which in turn provides the High Speed Rail service to London (St Pancras 53 mins). The property is also well placed for access to the A299 Thanet Way, which provides links to the Thanet towns, Whitstable, Faversham and on to London.
Leave Canterbury on the City ring road, following signs towards Sturry and Thanet (A28). Pass through the village of Sturry, over the railway line and bear right staying on the A28 and fork left on to Babs Oak Hill after about 0.5 mile. Follow this road which becomes Hoath Road and after nearly 2.5 miles turn right on to Church Road. Keybridge House is the third property on the left hand side.
