Aylets is a substantial and beautifully proportioned 6 bedroom detached house with an additional 1 bedroom self-contained annexe, situated on the outskirts of a pretty village. It is presented in excellent decorative order and sits in a large mature garden and with lovely views of the Elham Valley. In all just over 0.7 acre set within the Kent Downs Area of Outstanding Natural Beauty. It offers the opportunity to acquire an attractive family home offering nearly 5,700 sqft of accommodation, set in a peaceful location and yet within easy access of the City.
The property was formed, we understand, from a square kiln oast and was converted sometime in the early 1900's to a large family home. There is evidence of some very early brickwork in the northern wing of thehouse. The splendid reception/dining hall with tall windows, Portway & Son traditional stove, access to cellar and elegant principal easy rise staircase gives a taste of the spacious and well-proportioned accommodation to follow. Leading off the hall there is a large sitting room with French doors giving access to the garden and door to study fully fitted with shelving and providing a generous space for a home office. From the other side of the reception/dining hall there is a large drawing room with tall windows, an open fire and access to both the kitchen and butler's pantry.
The traditional farmhouse style kitchen/breakfast room has a fitted island unit, a large original store cupboard but is otherwise a freestanding kitchen allowing flexibility of arrangement. From the kitchen there is access to a fitted utility room, scullery and laundry/boot room, together with a secondary staircase to the first floor.
On the first floor there is a substantial principal bedroom with dressing area, five further double bedrooms, two family bathrooms and shower room. All of the principal bedrooms offer fine views across the surrounding countryside.
Reached externally via its own entrance, or internally from the main house via a connecting door, there is a one bedroom annexe which is arranged to provide a sitting room/kitchenette on the ground floor with spiral staircase providing access to a bedroom on the first floor. There is also a ground floor shower room.
All of the accommodation is presented to a high standard
and makes for a beautiful, imposing and substantial country house.
GROUNDS AND GARDENS
The property is approached via a private drive leading to three houses, the first of which is Aylets. The garden is fenced and well maintained being planted with shrubs, bushes, trees and areas of gravel with terracing. There is also a terrace garden to the rear with fine flint and brick retaining wall. Garden sheds. In all just over 0.7 acre.
The property is situated on the outskirts of the thriving village of Barham which not only has a well-regarded primary school (Ofsted Good 2016), but also benefits from a newly built shop/Post Office and hall. The shop was established by and is run by village volunteers. There is also a fine historic church and busy pub/restaurant (The Duke of Cumberland).
The Cathedral City of Canterbury (6 miles) offers wider facilities including a modern shopping centre, boutique shops along the King's Mile together with a variety of restaurants and bars. The newly constructed Marlowe Theatre and refurbished Beaney House of Art & Knowledge offer further entertainment.
Both Canterbury and Dover have Grammar schools (single sex and co-ed). There are also three highly regarded private schools in Canterbury (King's, St Edmund's entertainment. and Kent College.
SPORT AND LOCAL AMENITIES
Sporting and recreational opportunities in the area include good local tennis courts at Barham (visible from Aylets) as well as a bowls green and wonderful countryside walking along the Elham Valley Way which passes to the west of the village. At Canterbury, there is golf at Scotland Hills, county cricket at the St Lawrence Ground and the highly regarded Polo Farm sports complex for hockey, cricket, tennis and croquet.
