In the Owner's Words
"We were initially attracted by the setting of the house, being one of just 13 houses set in the middle of the Lanhydrock golf course. We loved the gardens with its stream and the lovely view of the 18th fairway.
We spend many happy afternoons watching the golfers go by from the decking, chatting to some as they pass. It is such a peaceful location and was a wonderfully safe place for our cat. Unless you live here, nobody knows the houses even exist and it must be one of the only places in the country where it is safe enough to leave the front door unlocked and know you have nothing to worry about when you return.
Inside the house, we particularly liked the staircase which takes you upstairs to its two 'wings' and the house has all those extra rooms which are so useful such as a study, conservatory, dressing room and two en-suites as well as a double garage."
This fine modern home was constructed by the well renowned developers Charles Church in 2001. The 13 statuesque homes set in pretty gardens gives the development the feel of a gated community.
A path from the drive leads to a covered entrance porch which in turn gives access to the large entrance hall whose fine double wing staircase features at its centre.
To one side of the hall is the kitchen. Of a good size, there is a range of matching high and low level cabinetry providing plenty of storage. A peninsula has a display cabinet beneath it. There is room for a breakfast table and chairs. Adjoining the kitchen is a good sized utility room with matching cabinetry and door to the rear garden. The utility room also houses the boiler which, along with the rest of the central heating system has been replaced by the current owners.
A glazed door from the kitchen leads through to the separate dining room which also adjoins the inner hall.
There is a very useful separate study next to which is the sitting room. A recently upgraded fireplace with a limestone surround is flanked by a pair of windows. French doors lead out to a conservatory which overlooks the rear garden.
Proceeding upstairs to one side of the house is the master bedroom with dressing room and en-suite. The master suite sits privately within the house having its own wing of the staircase leading to it.
The other 3 bedrooms are to the opposite side of the house. There are 2 double bedrooms, one with another en-suite, and a single bedroom along with a family bathroom.
The property is approached via timber gates onto a block-paved driveway which provides parking for numerous vehicles and access to the double garage. This garage has twin up and over doors, power and lighting. The driveway leads onto an area of lawn with a gate to rear and enclosed via traditional Cornish stone wall. To the rear the garden has been landscaped to include a planted border around an area of level lawn. Gated steps lead down to the river bank which runs along the rear boundary. A large timber deck is a super area to relax overlooking the 18th fairway or to entertain.
Located in a select development of fine homes surrounded by a beautiful golf course, the house sits well within its surroundings. The property is within a short walk of the club house of the well-known Lanhydrock golf course and its facilities. The area is located close to nearby Lanhydrock House maintained by the National trust and the beautiful scenery found to the south of Bodmin. The location of the property means that quick access can be obtained to Bodmin parkway station and also the A30 and A38 trunk roads with Exeter being less than an hours drive. The good town facilities of Bodmin are less than 5 minutes drive from the property.
The property has gas central heating, mains water and drainage. The property is in band F for council tax purposes. We understand high speed fibre to the premises is available in the area.
This development has a few restrictive covenants, none of which are particularly onerous. We advise however that the properties cannot be holiday let. Further details are available through the agents.
