About the property

Beautifully presented family home surrounded by its own land with Stables and Paddocks.

PROPERTY
Set privately at the end of a country lane, the cottage sits with its land surrounding it. This is a beautiful equestrian home offering a fine cottage which overlooks its stables and land allowing the home owner to see their horses from the bedroom window!

Extended over the years, the house is far larger than its name would suggest. The front door leads into a generous reception hall with a cloakroom. The current owners have used the hall in the past as an office. Stairs lead up to four . There is a generous walk in wardrobe in this room. Bedrooms two and three are of a good size and both overlook the rear garden. The first has space for a double, the second is a twin room, ideal for children. The fourth bedroom is a single or could be used as a study. The family bathroom is very attractive with a claw-foot bathtub sitting below a vaulted celling with a Velux roof light. Throughout the first floor there are re-finished hardwood floors.
The room to the front is a good sized family room with a pair of windows to the front and a wall mounted electric feature fireplace. Steps from the hall lead up to a second reception room which is part of the original cottage. A beautiful stone fireplace with a timber lintel and slate hearth with an inset wood burning stove is the main feature of this room. A pair of deep set windows flank a glazed door which leads out to the rear garden. The adjoining kitchen is part of a more modern single storey addition. Updated by the current owners there is a range of traditional wooden cabinets running along the far wall with a granite counter top. There is a Rangemaster double oven range and inset Belfast sink along with space for a freestanding fridge/freezer. There is additional preparation and storage space in the form of a peninsula with eggshell blue cabinets with a At one end of the kitchen there is a utility room area with space for a washing machine and tumble dryer and the oil fired boiler is also found here. Finally there is a recently updated shower room with modern fixtures and fittings and a continuation of the slate floor which runs through the kitchen. This is ideally located near the kitchen door to allow for showering after a trip to the beach or a walk or ride down the bridle path!

GROUNDS AND GARDEN
A gated drive leads through a level top paddock of approximately 1 acre. The drive then turns and leads down to the house ending in a large parking area. To one side of the drive there is a small kennel block with a poured concrete yard in front. A path leads on to the house where a large raised patio area bordered by sleepers with inset planting areas is a delightful place to sit.

To the south facing front of the house there is a mature garden with a mix of planting screening the house from the lane. There are two ponds, one a very large koi pond with filtration systems and water pumps. There are a large number of fish which could be included in the sale. The second pond is more naturally landscaped. There is a pedestrian gate which leads out to the lane.

To the side of the house is the stable block with 3 stables and a tack room. The stables overlook the paddock and there is a yard to the front with a five bar gate to the side giving vehicular access for horse boxes etc to the lane. This also provides direct access onto the bridleway, of which the lane forms a part, allowing the ability to ride out direct from the property.

The paddock is to the north of the stable block, it is gated and bounded by a Cornish hedge. The paddock and yard total approximately 3.2 acres.
