About the property

Property
This attractive property was built, we understand in the 80s and is constructed of brick under a tiled roof. It is part secondary and part double glazed and offers spacious family accommodation with a charming mature garden. There is potential to extend into the roof space, subject to the relevant planning consenst. A timber and glazed lobby with terracotta tiles makes an attractive and practical entrance to the property and from here there is an inner entrance hall with a lovely oak floor. A few steps lead down into the sitting room which is triple aspect with French doors leading to the garden. There is a coal effect calor gas fire set in a feature stone surround and hearth. There is a further reception room, optionally a spacious family/dining room, which has a bay window and a decorative alcove. The kitchen is fitted with a bespoke Penny Mill kitchen with a good range of wooden painted wall and base units. The floor and wall tiles are from Marlborough Tiles and there is an integrated fridge and freezer, plumbing for a dishwasher and a Rangemaster double electric oven with calor gas hob which will be available by separate negotiation. There is a double Butler sink and a large storage cupboard which accommodates the boiler. A door from here leads into the conservatory which is surrounded by some of the wonderful plants in the garden and has double doors leading to the sun terrace. There is a utility room with a shower and wc and a cupboard with plumbing for a washing machine. The 3rd spacious reception room, currently used as a study but which could also be a bedroom, is dual aspect with glazed doors leading to the garden and an open fire set in a brick hearth. A door between the study and the kitchen provides access to the front of the house. Upstairs leading off a galleried landing, the master bedroom is en suite and there are three other bedrooms, a family bathroom with a separate w.c. and a double sized airing cupboard . Many of the bedrooms and the house in general, has the added benefit of built in storage and there are wonderful views of the surrounding countryside.

Gardens and grounds
The gardens and grounds of just under a 1/3 of an acre
are a particular feature of the property and the house sits centrally within them. A tarmac driveway with parking for several vehicles leads through gates to the double garage. The whole garden is well stocked with beds and borders of seasonal flowers, mature shrubs and trees and areas of lawn. In all there are 7 cherry trees, apple and peach trees, many roses and clematis, a mature wisteria on the back of the house, a productive vine and a really impressive Camelia. There is a garden shed, a greenhouse and a garden workshop and the lawned area at the rear has a high degree of privacy. A paved path leads around the side of the property from the front and there is an area of sun terrace which is a super place for outside entertaining and from which to enjoy the garden.

Surrounding area and communications
Oare is a popular and thriving village set between Marlborough and Pewsey. The village offers a range of amenities including a village hall, church and a primary school. A more comprehensive range of shopping and leisure facilities can be found in Pewsey (2 miles) and Marlborough (5 miles). The village is situated in an Area Of Outstanding Natural Beauty, within the heart of the Pewsey Vale and is an ideal base from which to enjoy the beautiful surrounding countryside with a network of footpaths and bridleways, as well as the Kennet and Avon canal close by. The area is well served by an excellent range of both state and independent schools with a regular bus service to St Johns secondary school, Marlborough College and St Francis Prep in Pewsey. Mainline rail connections can be found at Pewsey to London Paddington (1 hour). The M4 is within 10 miles and the A303 within 15 miles, providing access to London and the West Country.
