About the property

Property
This very attractive property which was once two cottages was built, we believe in the mid 1800s and is constructed of brick under a slate tiled roof. The house is double glazed throughout and the current owners have carried out extensive refurbishment over the past 10 years so that the house is presented for sale in a contemporary and stylish manner. The entrance hall is a generous size with an oak floor and a wood burning stove set in a brick hearth. There is a cloakroom with a wc. The sitting room is dual aspect with French windows leading to the garden terrace at one end and views across open country at the other. This room has a feature open fire. There is a second reception room, optionally a family room, which also enjoys the views to the front of the property. The kitchen/dining room is a very attractive light and airy room with a full range of wall and base units. It has an integral dishwasher, double oven and grill and an induction hob. There are oak work tops, a Travertine tiled floor and a double Butler sink. Glazed double doors lead to the garden. The separate utility room has a Butler sink, ample storage space, an integrated fridge and plumbing for a washing machine. There is side access from here into the rear garden as well as into the garage. Upstairs the master bedroom has a shower room en suite which is attractively furnished with contemporary fittings as is the family bathroom. There are 3 further bedrooms, most having the additional benefit of built in storage and wardrobes. An extensive area used as a study with generous amounts of shelving completes the accommodation.

Garden and grounds
A half height stone wall encloses two areas of gravelled beds each side of the front door and there is a climbing rose on one of the front elevations. The pretty terraced rear garden has stone paths and steps leading to a sun terrace and another to the lawn. There are beds and borders of seasonal flowers, mature trees and shrubs. There is a side gate to the front of the house and a garden shed.

Surrounding area and comminications
Ogbourne St Andrew is a small hamlet located just two miles from Marlborough on the A346, 6 miles from junction 15 of the M4. More extensive amenities will be found in Swindon and Newbury, both being easily accessible. The area is well served by an excellent range of both state and independent schools, including St John's, St. Peter's, Marlborough College, St. Francis and Pinewood. There are main line rail services from Pewsey,(1hr and 15 mins) Great Bedwyn(I hr and 15 mins) and Swindon to London Paddington.
