A fantastic lifestyle opportunity with this large family home which is directly opposite the footpath to the picturesque beach at Porthcothan Bay.
IN THE OWNER'S WORDS
"Having enjoyed many years of happy holidays in Porthcothan Bay, we were delighted when the opportunity arose to build our home in our dream location.
Living next to this beautiful beach in this idyllic location has been such a pleasure, and it is with great sadness that work pressures force a move back north.
However, we will take with us years of happy memories of times with family and friends who came to enjoy Cornwall and especially the beach and cliff walks with us over the years.
The house has proved a wonderful place to live and entertain and we hope will provide similar comfort to its future owners."
This attractively located home, just yards from the beach was built by the current owners to create a welcoming and comfortable family home in this desirable hamlet on the North Coast.
A galleried entrance hall with an hardwood staircase creates a grand and welcoming entrance. Double doors open into a very large triple aspect sitting room which has an attractive Austroflamm multi fuel woodstove set on a large granite hearth below a mahogany lintel. There is a window to the front and side with patio doors to rear. Adjoining the sitting room is a good size dining room with a window overlooking the garden. From here a door leads through to the kitchen. Re-fitted relatively recently the kitchen has a mix of fitted and unfitted base units which include an electric cooker with hob, and stainless steel extractor over, and wall mounted cupboards over. A mix of stainless steel and wood work tops are both practical and attractive. There is space for a dishwasher and freestanding fridge/freezer. The kitchen has room for a table and chairs, or can be used as a 'family room' with soft furnishings.
An inner hall leads from the reception hall to the kitchen, internal door for the garage and a good sized utility room/shower room.
Upstairs there are four double bedrooms, one in each corner of the house. The master bedroom has an adjoining dressing room with storage cupboard and a recently updated en-suite bathroom. The family bathroom on this floor has also been recently re-tiled.
Stairs lead up to a large loft studio with velux windows. This is an ideal media room, fifth bedroom or a home office.
GROUNDS AND GARDEN
A gated gravel driveway sweeps up to the house and garage past a large, level lawn. The front garden is bordered by mature planting to all sides giving a good level of privacy. To the side of the house is a woodshed and path to the rear garden.
There is an attractive decked patio area to the rear of the sitting room, dining room and kitchen. Steps lead up to a small lawned area with mature borders and a high boundary wall to the rear.
Adjoining the rear of the single garage is a garden room or potting room. Effectively a timber conservatory style with doors leading to the rear garden and deck.
The single garage has an up and over door, lighting, access to the house and a large storage area above. The garage houses the central heating boiler.
The property lies on the opposite side of the road to the footpath to Porthcothan beach and about 5 miles to the south of the colourful harbour side town of Padstow on the Camel Estuary. There are plenty of excellent sandy surfing beaches along this coast including Porthcothan, the little known neighbouring Golden Byrne, Treyarnon and Constantine Bays. The world famous Trevose golf club is within easy reach whilst there is excellent walking on the coastal footpath and cycling on the Camel Trail. This is a highly sought after area with fairly easy access to the A30 and some 23 miles distant from the county administrative centre of Truro.
Mains electricity, metered water, private drainage to a Klargester, oil fired central heating
