About the property

Property
This beautifully presented detached house has been lovingly cared for over 30 years by the present occupants who have extended and refurbished it to a very high standard. The property was built in the early 80s and is constructed of brick under a tiled roof. It is double glazed throughout and provides an opportunity for further extending, subject to the necessary planning consents. The entrance hall is spacious and includes a ground floor cloakroom with w.c. The sitting room has a feature bay window, an oak floor and a Jetmaster open fire in a marble surround. Double doors from here lead into the most attractive conservatory which has a solid roof and is constructed of oroka hard wood. It includes heating, a stone floor and French doors leading to the garden. The dining room has a bay window providing views of the rear garden and this has an engineered oak floor. There is a good size utility room which includes a water softener, sink and storage cupboards together with plumbing for a washing machine and dryer. The kitchen is quite a feature and includes hand made floor and base units with granite work tops. There are two integrated single ovens, a microwave, steam oven and induction hob. The room is triple aspect with wonderful views across the garden to the fields beyond, is light and bright and includes an area for a breakfast table and French doors to the terrace at the side of the property. A beautiful open plan beech stair case leads to the first floor which has oak floors throughout and where the master bedroom has washed ash custom made built in wardrobes and drawers and a very generous sized en suite. There are three further bedrooms, 2 of which also benefit from hand made built in wardrobes and a family bathroom which is very well appointed with contemporary fittings and tiles.

Garden and grounds
The gardens are a particular feature of the property and extend to approximately 1/3 of an acre. A driveway from the village road runs to the front of the house providing parking for several vehicles. There is a double garage with generous roof storage and an area of lawn and flower beds. The rear garden can be accessed from several rooms and provides ample space for outdoor entertainment. There are large areas of paved terrace as well as a lovely lawned area bordered by very well tended mature shrubs and trees including a beautiful Norwegian Spruce. There are wonderful views across open fields from the bottom of the garden and included is a summer house and gazebo, both with power and both providing peaceful, pretty places from which to enjoy the garden. There are two further garden sheds, one discreetly positioned behind the summer house and the other to the side of the property.

Surrounding area and communications
The quaint hamlet of Patney is in the heart of the sought after Vale of Pewsey, an Area of Outstanding Natural Beauty between Salisbury Plain to the south and the Marlborough Downs to the north. It is an ideal location from which to explore the stunning surrounding countryside with a network of bridleways and footpaths offering many walking and riding opportunities. Woodborough Garden Centre is 3 miles away, offering a café and farm shop and the local pub in Marden is reported to serve excellent food. There is a bus service to Devizes and a village shop in All Cannings. Devizes (5 miles) is a charming historic market town and provides a more comprehensive range of shopping and leisure facilities and hosts a popular weekly market. The area is well served by an excellent range of independent schools including St Francis, Dauntsey's, St Mary's, Marlborough College and Stonar. There is a C of E Primary School in Chirton and state secondary schools in Lavington, Devizes, Pewsey and Marlborough. There are mainline rail services from Pewsey (about 7 miles) offering a regular service to London Paddington (approximately 1 hour 15 mins). The M4 is about 20 miles away giving access to London and the West Country.
