In an elevated position with far-reaching views over beautiful Restronguet Creek, this detached, single-storey property, set quietly within a well-established, south-facing garden, is perfect for maritime lovers and bird-watchers.
IN THE OWNER'S WORDS.
"Treruan has been in my ownership for over 15 years and it has been a privilege to own a property in such a delightful situation.
The things that make it special are its tranquillity away from busy main roads and the hubbub of Truro and Falmouth but within easy reach of either. Often there is nothing more than curlews that break the silence when the tide is out or the lapping of water when in.
It is often mild enough to sit out on the patio in mid-winter, being south facing and having a mild micro climate. The evening sun glinting on the water will always be a memory and a view that is ever changing in response to weather, tide, reflections and season. A pleasant walk to the Old Quay Inn at Devoran is complemented by many other walks in the area"
Entering the property from the raised decking area, an inner hall gives access to the generous sitting room which offers views over the Creek. For those rainy days, an open fire provides warmth and a focal point. The water views however will draw the eye more often than not. Patio doors lead out to the deck and there is ample room for a dining table and chairs.
To the rear of the house is the kitchen. A range of matching base and wall mounted cabinets offer plenty of storage whist also having room for an under-counter fridge, washing machine and dishwasher. A kitchen peninsula provides additional workspace and a breakfast bar and has an integral electric hob with extractor over. The stainless steel sink sits below a large window which overlooks the rear garden.
The family bathroom has been relatively recently updated and includes a bath with shower over, vanity unit and w/c all in white with stainless steel hardware.
There are three bedrooms, two double rooms and a single.
The property is used as a holiday home, as such viewings may only be available during change over. Please contact the office for more information.
GROUNDS AND GARDEN
The property has good sized lawned gardens to the front and rear with mature planting. The rear garden rises up providing glimpses of the creek beyond. The property is fenced and has hedges running along its border.
To the front of the house is a raised deck which has superb water views. A garden path leads down to the detached single garage and driveway. There is additional parking to the front of the property something of a rarity in this area.
Being close to the waters at Restronguet Creek offers a fantastic relaxed lifestyle, whilst also having the convenience of the City of Truro within a 10 minute drive.
On the shores of Penpol Creek in an Area of Outstanding Beauty lies the waterside village of Point. Many think that this part of Cornwall is the most beautiful, the combination of trees and water showing off nature at its very best.
The Cathedral city of Truro lies approximately five miles to the north and Falmouth about nine miles to the south.
Connecting the two is the River Fal which offers excellent sailing in the main river or numerous small creeks to explore. Penpol boatyard is around 400 metres distant and Mylor Yacht Harbour approximately eight miles away by road.
Within 5 miles at Truro there is a main line rail connection to London Paddington. Newquay airport offers regular scheduled flights to London Gatwick and other European destinations.
The property has economy 7 electric heating with mains water and private drainage.
From Truro take the A39 south towards Falmouth. Take the first exit at the Carnon Downs roundabout onto Gig Lane as signposted for Point and Come to Good. Proceed along this road without deviation until crossing a small bridge at its end. Turn right and follow the road along the Creekside. After passing the quay, the property will be found a short distance further along on the right hand side.
