About the property

PROPERTY
1 The Barn is a fine, Grade II listed semi-detached 3/4 bedroom barn, offering some wonderful open plan living with magnificent timber framing and tall vaulted ceiling. The barn was restored and converted approximately 20 years ago and is set in a beautiful rural location with some picturesque views. It is a lovely country home of immense style and character set in a plot of just over 0.7 acre, with a double garage.

MAIN HOUSE
From the lobby to the front, the accommodation leads to a magnificent, well proportioned, open plan area with flagstone floor, full height vaulted ceiling with exposed natural timbers and tall glazed windows, giving maximum light. The room is such a generous size, that it can be used as a drawing room, with an area for a dining table and a further area for study/relaxation. The kitchen overlooks the principal reception area and is well fitted and again incorporates period features, but could benefit from new appliances. Included on the ground floor are two double bedrooms, family bathroom and study.

On the first floor and oversailing each side of the reception area, there is a principal bedroom suite with ensuite bathroom on one side and on the other side, a further room, which is currently used as a formal dining room, but could easily be partitioned to make a good size fourth bedroom.

GROUNDS AND GARDENS
The property is situated in a quiet rural country lane, set well back and approached by a gravelled driveway leading to the garaging, entrance lobby and generous parking and turning area. The front garden is still of a good size and is principally laid to lawn. To rear, the garden is of a particularly good size, being level and laid to lawn with trees, shrubs and bushes and evergreens. There are lovely views to both front and rear of the surrounding countryside. In all about 0.7 acre.

SURROUNDING AREAS
Molash is a quiet and scattered parish surrounded by arable farmland but with the famous King’s Wood forest on its doorstep. It has a medieval church (St Peter’s) and a public house (The George Inn). The property itself is set in a small period farmstead location with wonderful far reaching views over the surrounding countryside and is in both an Area of Outstanding Natural Beauty and also a Special Landscape Area. Molash sits within the desirable Faversham-Canterbury-Ashford triangle and as such offers easy access to all these destinations and their amenities.

SPORT AND LOCAL AMENITIES
Sporting and recreational opportunities in the area include point to point at Charing, golf at Belmont and Ashford, county cricket at Canterbury, sports clubs in Ashford and pleasant walks and rides over the various footpaths and bridleways in the vicinity.

COMMUNICATIONS
As previously mentioned, the property sits within the Faversham-Canterbury-Ashford triangle and as such offers easy access to these locations which include High Speed Rail services to London (St Pancras 68, 54 and 36 mins respectively), some excellent schooling in both the public and private sectors and shopping, restaurants and cafes The property is also well placed for access in to Canterbury along the A28, which in turn links with both the M20 (London) and A2 (Channel Port of Dover and London).

DIRECTIONS
Leave Canterbury in a westerly direction on the A28 Ashford Road heading towards Chilham. As you approach the village of Chilham, keep on the main route (A252) towards Charing – do not bear left on the A28 to Ashford. Continue on to Molash and about 0.5 mile after you pass The George Inn on your left, turn right on to Knockwood Lane. At the farm buildings (0.5 mile) bear right signposted Shottenden and Baddlesmere where Pontus Barn will be round on your left. Continue for about 0.3 mile and 1 The Barn will be ahead, being the left hand section of the large Kent barn and being identified by our ‘For Sale’ board.
