The Dairy House is located close to the heart of the tiny village of Salcombe Regis within a few hundred yards of the pretty parish church of St Mary and St Peter and within approximately 1 mile from the beach and sea at Salcombe mouth and the South Western peninsular coastal path. The East Devon coast is part of the World Heritage Site known as the Jurassic Coast.
The popular Regency town of Sidmouth with its long esplanade, wide pebble beach (sand at low tide) range of independent shops, schools and sports facilities lies within 2 miles. Colyton Grammar School, one of England's top mixed state schools is located about 7½ miles away.
The busy market town of Honiton is about 9 miles to the north and has a mainline rail link to London (Waterloo) and good road links to London and Exeter. The county town of Exeter is about 20 miles to the north-west and has an excellent shopping centre, theatres, mainline rail link to London (Paddington), M5 access and small international airport.
The Dairy House is an intriguing property which was converted from an old dairy barn in the 1990's creating the thoughtfully designed and roomy property that we find today. Set back from the road and tucked away in a small courtyard development, The Dairy House is arranged with the living accommodation to the first floor so as to maximise the delightful views to the church of St Mary and St Peter and beyond down the Valley towards the sea.
The property offers a large openplan sitting/dining space to the first floor with the benefit of level access directly into the garden from both this room and the separate kitchen. Also on this floor is the master bedroom with refitted ensuite shower room meaning the property can offer single floor living with additional accommodation downstairs.
To the ground floor are three further good sized bedrooms with southfacing windows and a family bathroom. At the foot of the stairs, a door gives access to the integral garage with natural light from a side window plus power and light.
The property is approached over a tarmacadam driveway on which The Dairy House has space to park two vehicles plus access to the integral garage. Steps rise to the East side of the property to the rear garden which is terraced to offer several flat areas of lawn with secluded seating areas, well established borders and stone retaining walls; an arrangement which makes the most of the hillside position and some interesting spaces to explore and enjoy. Several flights of steps rise to an area of orchard at the top where you are rewarded with an outstanding sea view, over the church and through the hills of the Salcombe valley. In all, the grounds extend to approximately a quarter of an acre.
From Honiton take the A375 Sidmouth road to Sidford, turning left at the traffic lights and along the A3052 towards Lyme Regis and Colyford. Continue along this
road and half way up Trow Hill, turn right (where the woodland starts), signposted Salcombe Regis 1 mile. Take the right fork through the woods and at the' T' junction,
turn right then left at the Thorn tree. Follow this lane into the village, turning first left and The Dairy House will be found after approximately 25 yards on the left-hand side.
