A detached residence with magnificent sea and coastal views, beautifully presented modern accommodation and a self-contained 2-bedroom apartment.
Marlen House is a particularly handsome and substantial detached residence which is located in a delightful mature setting in an elevated yet sheltered position and gains what can only be described as spectacular town, sea and coastal views which stretch to Chesil Beach and Portland on a clear day.
Marlen House has been the subject of a comprehensive programme of improvement within the past five or so years, which has resulted in creating the beautifully appointed and quality home we find today. Great care and attention has been given to the fittings and overall finish and Marlen House is exceptionally light with all the principal rooms taking advantage of the spectacular outlook and many having access on to the terrace and balconies. Some of the more major works have included the installation of a beautiful bespoke kitchen which has an extensive range of units under granite work surfaces, and this is very much the hub of the house and incorporates a dining area with superb views and French doors to the terrace. Another simply stunning feature are the enormous doors in the living room which act as a wall of glass and almost give the impression that you are sitting outside, whilst being in your front room.
The first floor has been remodelled and worthy of note is the superb principal bedroom suite which has magnificent views with a door onto a balcony, dressing room and luxury bath/shower room. Marlen House has exceptionally versatile accommodation and incorporates a self-contained apartment to the first floor which has a variety of different uses. This would make an ideal annexe for relatives or children, or it could be used as an income generator and let out on a holiday basis subject to the necessary planning consents being approved.
To summarise, Marlen House is a beautiful and well positioned residence which will no doubt suit those looking for roomy and adaptable accommodation, light and spectacular views.
Gardens and Grounds.
The gardens and grounds at Marlen House create the most beautiful, secluded and tranquil setting where one would hardly believe they are in Sidmouth town. Like the house, they have been the subject of a huge amount of work over the past few years, transforming what was a blank canvas into interesting areas with the backdrop of the sea and coast beyond. A driveway from Cotmaton Road sweeps up to a parking area adjacent to which is a single detached garage. This continues through stone pillars and rises to a parking area with a large open car port.
Adjoining the property to the front and accessed from many of the rooms is the huge terrace which takes advantage of all of the morning and afternoon sunshine, and from here a lawn sweeps down to the east.
To the rear the garden has been beautifully landscaped with central steps which rise to a further area of lawn with kitchen garden and soft fruit area. To the side of Marlen House is a decked area which has been created with entertaining in mind, and this has a built-in barbeque and sunken hot tub, a very private place in which to sit and enjoy the views.
Marlen House is situated in an elevated, yet sheltered position commanding, what can only be described as stunning views south and eastwards, over the town of Sidmouth to the sea at Lyme Bay, Beer Head and Portland Bill, way in the distance. The property enjoys a sheltered, sunny location and stands within its own beautifully presented, mature gardens and grounds which are laid out on a number of levels and create a most perfect setting for the house itself.
The property is within a few minutes walk of Sidmouth Golf Course and within approximately half a mile of the town centre, with its bustling shops and parks. Sidmouth is also famous for its long esplanade and pebble/sand beach at low tide (both at Town Beach and Jacobs Ladder).
Sidmouth is a Regency town, a gem in the crown of East Devon, situated approximately 9 miles south of the busy market town of Honiton which has a main line rail link to London (Waterloo). Exeter, the County Town, is some 15 miles to the west with excellent shopping facilities, theatres, main line rail link to London (Paddington), small International Airport and M5 access. Colyton Grammar School, one of England's top mixed state schools can be found approximately 9 miles distant.
From the Radway (Scott) Cinema, proceed towards the town turning right opposite Tesco Metro into All Saints Road. At the mini roundabout at the end of the road turn left and immediately right onto Cotmaton Road. Proceed over the cross roads (continuing on Cotmaton Road) for approximately 1/3rd of a mile, passing the driveway for Peak House on the left and the driveway for Marlen House will be found after about 100m on your right hand side. If you get to Moorcourt Close on the right hand side you have gone too far.
