The property is approached from Muttersmoor Road over a driveway which sweeps up to the side of the house where there is parking for several vehicles and a detached thatched garage building. There is also a second entrance and parking from the roadside, where there is a timber implement store known as 'The Stable'.

Situation.
High Knowle is located in a unique semi-rural position within an Area of Outstanding Natural Beauty and sits between some of East Devon's most attractive rolling countryside and the well-manicured grounds of Sidmouth Golf Course. There are some beautiful walks close at hand over Muttersmoor and Bulverton Hill, and although it is set in a county position, it has the convenience of the town's amenities less than 1.5 miles to the east.


Sidmouth is East Devon's premier coastal resort and has a long esplanade with wide pebbled and sand (at low tide) beaches, and is situated on the World Heritage Coastline known as The Jurassic Coast. There are some beautiful walks along this stretch of coastline over the myriad of public footpaths, which include the South West Peninsular Coastal Path which runs along the whole of the Devon coastline.


The town itself has many beautiful parks and a shopping centre with a great variety of independent shops and boutiques, as well as the usual multiples. There is also an out of town Waitrose store, cinema, theatre and range of sporting facilities including tennis courts, croquet lawn, indoor swimming pool, golf club and a cricket pitch overlooking the sea.

Sidmouth lies approximately 9 miles from the busy market town of Honiton which has a main line rail link to London (Waterloo). The Cathedral City of Exeter and Devon's County Town, is some 15 miles to the west with excellent shopping facilities, theatres, main line rail link to London (Paddington), M5 access and international airport.

Directions.
From the mini roundabout at the top of Sidmouth High Street, turn into All Saints Road and follow this to the next roundabout, turning right onto Station Road. Follow this road for about 0.4 mile, turning left into Broadway. Continue along Broadway, which later turns into Muttersmoor Road, for about 0.7 mile, where the driveway to High Knowle will be found on your left hand side.
