Country living, yet close to the town - A superb and quality modern residence with influences of the Arts & Crafts movement, located in a unique setting amongst stunning gardens and grounds.
High Knowle is a particularly handsome detached residence which is located in superb mature gardens and grounds on the country fringes of the town. This is a unique and rare position and certainly offers the best of both worlds, having the quietude and peace of the countryside, yet being within walking distance (just over a mile) of the town and Sidmouth' Regency esplanade.
The house itself has had an interesting history and was built in the 1950s as a weekend retreat for Sir Harry Twyford, a former Lord Mayor of London. It has been finished to an exceptionally high standard, being heavily influenced by the Arts and Crafts movement, and is of traditional construction with principally rendered exterior elevations under a thatched roof. It is an imposing house of great proportions which is handsome from all elevations and has mullioned small pane leaded windows, attractive thatched porches and an impressive lateral chimney stack.
The accommodation is of great quality and noteable features include oak floors, panelled doors, superb shallow galleried staircase and a large inglenook style fireplace with an open fire to the sitting room. All of this character creates a warm and welcoming ambience and adds a great deal of distinction to this beautiful home.
Gardens and Grounds.
Undoubtedly the gardens and setting at High Knowle are what makes this unique house stand out from the crowd and it sits in the middle of a mature 2/3rds acre. The property is approached from Muttersmoor Road over a driveway which sweeps up to the side of the house where there is parking for several vehicles and a detached thatched garage building. There is also a second entrance and parking from the roadside, where there is a timber implement store known as 'The Stable'.
The gardens surround the house and are a mixture of formal and more natural areas and there are a vast array of well-established colourful shrubs which enhance this already mature setting. There are large areas of lawns which are interspersed with profusely stocked beds and several terraces and seating areas which are strategically positioned to take advantage of some wonderful views over the adjoining countryside and the Golf Course. To the east is a greenhouse, whilst to the north and nestled in a more natural area of garden, which is a mass of daffodils and bluebells in the Spring months, is a summerhouse.
High Knowle is located in a unique semi-rural position within an Area of Outstanding Natural Beauty and sits between some of East Devon's most attractive rolling countryside and the well-manicured grounds of Sidmouth Golf Course. There are some beautiful walks close at hand over Muttersmoor and Bulverton Hill, and although it is set in a county position, it has the convenience of the town's amenities less than 1.5 miles to the east.
Sidmouth is East Devon's premier coastal resort and has a long esplanade with wide pebbled and sand (at low tide) beaches, and is situated on the World Heritage Coastline known as The Jurassic Coast. There are some beautiful walks along this stretch of coastline over the myriad of public footpaths, which include the South West Peninsular Coastal Path which runs along the whole of the Devon coastline.
The town itself has many beautiful parks and a shopping centre with a great variety of independent shops and boutiques, as well as the usual multiples. There is also an out of town Waitrose store, cinema, theatre and range of sporting facilities including tennis courts, croquet lawn, indoor swimming pool, golf club and a cricket pitch overlooking the sea.
Sidmouth lies approximately 9 miles from the busy market town of Honiton which has a main line rail link to London (Waterloo). The Cathedral City of Exeter and Devon's County Town, is some 15 miles to the west with excellent shopping facilities, theatres, main line rail link to London (Paddington), M5 access and international airport.
From the mini roundabout at the top of Sidmouth High Street, turn into All Saints Road and follow this to the next roundabout, turning right onto Station Road. Follow this road for about 0.4 mile, turning left into Broadway. Continue along Broadway, which later turns into Muttersmoor Road, for about 0.7 mile, where the driveway to High Knowle will be found on your left hand side.
