A spacious detached house with exceptionally flexible accommodation, currently run as an 8 bedroom Guest House with owner accommodation. Parking and large gardens running down to the River Sid and The Byes.
Southcombe is a substantial detached property which has been successfully run as a Guest House for many years and will have wide commercial appeal, as well as for those within the residential market (subject to change of use) for a large and very adaptable family home.
The property itself has well presented accommodation which has been the subject of an ongoing programme of updating and improvement resulting in the particularly well appointed home we find today.
Southcombe has extremely flexible accommodation which would suit a huge variety of different requirements from the many combinations of letting rooms, annexe potential or extended family. It is currently set up with six letting suites in the main house, as well as a 1/2 bedroom wing, and a one bedroom owner's apartment.
Gardens and Grounds.
The property is approached from Vicarage Road over a gravelled driveway which sweeps around to the rear of the house where there is a tarmacadam parking area for 8 vehicles and a gravelled area for owner parking. Adjacent to this is a decked seating area which takes advantage of some delightful views over the gardens towards The Byes.
Steps lead down to a terrace and the main area of garden where there is a large timber store, two summerhouses, an area of lawn and profusely stocked shrub beds. There is also a further area which sits on the banks of the River Sid and where there are superb views over The Byes.
Southcombe has a prominent roadside position on Vicarage Road and is located in a particularly convenient area within a half mile fairly level walk of the town and all that it has to offer.
Sidmouth is East Devon's premier coastal resort and has a long esplanade with wide pebbled and sand (at low tide) beaches, and is situated on the World Heritage Coastline known as The Jurassic Coast. There are some beautiful walks along this stretch of coastline over the myriad of public footpaths, which include the South West Peninsular Coastal Path which runs along the whole of the Devon coastline.
The town itself has many beautiful parks and a shopping centre with a great variety of independent shops and boutiques, as well as the usual multiples. There is also an out of town Waitrose store, cinema, theatre and range of sporting facilities including tennis courts, croquet lawn, indoor swimming pool, golf club and a cricket pitch overlooking the sea.
Sidmouth lies approximately 9 miles from the busy market town of Honiton which has a main line rail link to London (Waterloo). The Cathedral City of Exeter and Devon's County Town, is some 15 miles to the west with excellent shopping facilities, theatres, main line rail link to London (Paddington), M5 access and international airport.
From the top of the High Street, continue north on Vicarage Road, passing the Radway (Scott) Cinema on the left hand side. Follow the road for about 0.2 mile where Southcombe will be found on the right, just opposite the turning to Elysian Fields.
