The Beeches is a fine Grade II Listed hamstone house with predominantly thatched roof (part tiled on rear elevation). The property is likely to have been a period farmhouse that was upgraded and gentrified in Georgian times. The property has the inherent charm and character that one associates with a country dwelling as well as two particularly fine and gracious reception rooms with Regency features that are unquestionably Georgian.
The property was comprehensively renovated and refurbished in the 1990's which saw it re-wired, central heating installed, re-plumbed, damp proof courses, conservatory renovated, woodwork sprayed and mains drainage installed. There is still scope for further refurbishment. The main house was re-thatched in 2002 and the Coach House in 1997 and re-ridged in 2011. A self modulating gas fired condensing boiler was installed in 2011 and the Aga is gas fired. The house has been further modernised since 2014 including new bathrooms.
On the ground floor there is an entrance conservatory which leads into the entrance hall and inner hall beyond. An exquisite staircase rises to the first floor and there is access into the two principal reception rooms. The drawing room has an open fire, cornicing and fine Regency casements with shutters. The dining room also has an open fire and casements as well as parquet flooring. Also in the front of the property is the sitting room which has a wood burning stove set into a hamstone fireplace, flagstone floor and window seat. The study at the rear of the house has an open fireplace and overlooks the gardens. The kitchen has a flagstone floor, gas fired Aga and large larder with farmhouse floor. There is also a scullery with original water pump (working) and sink. To the rear of the main hall is a garden passageway which leads to the utility room which has plumbing and houses the boiler and water softener. Cloakroom.
On the first floor are four good sized bedrooms and a smaller fifth bedroom; the master bedroom is double aspect with a 20th Century fireplace and modern bathroom adjacent. Two bedrooms have en-suite bathrooms.
From the landing there is a staircase to two large attic rooms. There is a back staircase with access to the first floor small room.
