About the property

Beautifully presented two bedroom cottage with much charm and character. Set in a wooded valley with good access to the coasts and Eden Project.

PROPERTY
This charming miner's cottage is tucked in a wooded valley, along a secluded private lane.

Leading from the road, the lane passes the neighbouring Mill with it's working wheel, past Mill Cottage to a private parking area with space for a couple of cars.

A gravel path leads through a well-stocked front garden bordered with traditional Cornish hedge (walls), under a rose covered pergola to the entrance porch with a stable door. From the porch, another stable door opens to the sitting room. Two working fireplaces at either end provide focal points, one a Victorian tiled fireplace with carved wood surround, the other a wood burning stove on a slate hearth under an arched brick lintel. At one end of the sitting room, a door leads through to an attractive kitchen with a range of built in painted cabinetry providing ample storage as well as a built in Neff electric hob, stainless steel Neff double oven and integrated fridge. There is space for under-counter dishwasher, freezer and washing machine. In front of a feature white-washed stone chimney breast, there is ample room for dining table and chairs. A window and patio door looks out to the patio and garden beyond to the south, and to the lush gardens and lane to the front.

To the opposite side of the house is a stunning bathroom, featuring exposed stone walls, wooden beams and a decorative fireplace under vaulted ceilings and Velux sky lights. A huge enamel claw-foot bathtub sits at one end, with shower over, and is complemented by a traditional style ceramic sink and w/c at the other. Period fittings, natural exposed stone, bare wood and rustic tiles combine to create a delightfully atmospheric place to bath under the stars.

A cottage staircase hides in the farthest corner of the sitting area, leading up to a small landing opening into two good sized double bedrooms, both with good headroom (unusual in a cottage of this period). Original sash windows look out to the front of the house to trees and fields beyond. The master bedroom has ample room for a triple wardrobe while the second bedroom has a capacious built in cupboard above the stairs and an attractive window seat.

GARDENS
As well as attractive and well stocked flower gardens to the front, the cottage boasts generous rear gardens divided into formal lawn, patio and vegetable garden. Steps to left of the cottage lead to the lawn and a stone built garden shed in the far corner, which was once a piggery. A gate to the right leads to a good-sized vegetable garden and greenhouse tucked at the rear of the cottage. The property also has a spacious patio area partially covered with pergola and climbing roses, and bordered with barbeque, herb planters, bin stores. The property also comes with a large timber frame summerhouse overlooking the patio areas, which is currently in use as a studio.

There is a paddock to the left of the property which brings the entire plot to just under ½ an acre. This additional paddock has its own entrance further down the lane, offering two further parking spaces, alongside a landscaped pond fed by a natural spring, At the farthest end from the cottage, the owner has landscaped a tree-bordered terrace, which would comfortably accommodate a 5m yurt, or similar sized studio or outhouse. Reached by a small bridge, this tucked away terrace overlooks the generous rolling lawns and is ideal for badger / wildlife watching.

WALKING, CYCLING AND RIDING
Within strolling distance of the property is the Wheal Martyn China Clay Museum, with beautiful forest trails and walks spanning 26 acres of heritage grounds. From the end of the lane in which the cottage sits, there are miles of connected footpaths, cycleways and bridle paths referred to as the Clay Trails. Traversing through spectacular rural scenery (and reaching as far as the Eden Project and the coast at Par), these paths have been created over the past 10 years through the landscape created by the China Clay industry in the area. There are riding stables within 2 miles of the property at Boskell Riding Centre.

SURROUNDING AREAS
Although in a rural setting the house is just 3 miles from the town of St. Austell which has a wide range of facilities including numerous shops, supermarkets and a leisure centre plus a mainline railway station to London Paddington. Just beyond St. Austell is Charlestown on the south coast, a picturesque and historic harbour village, whose authenticity is often used as a location for films and television. The attractive coastal town of Fowey, 12 miles distant has a range of shops, restaurants and bars and excellent sailing facilities.

Within 20-25 minutes drive is the city of Truro, the surfing beaches of the north coast, the beautiful Roseland Peninsula including St. Mawes and Mevagissey. The popular tourist destination of the Eden Project is less than 5 miles away.
