Designed by the cutting-edge contemporary architect Piers Smerin in 2013, this magnificent home is designed to directly connect with its idyllic woodland setting, just a short distance from Ashdown Forest. From the quiet country lane a drive sweeps up to a parking area in front of the property, where a cantilevered bridge leads up to the front door.
The house has a hybrid form, part in-situ concrete and part steel, with façades clad in corten steel, thermowood and floor to ceiling glazing. A vierendeel truss allows the house to seemingly "float" on a continuous expanse of full-height sliding glass doors and windows on the lower ground floor.
The front door opens into a long hallway with a cloakroom at one end and stairs to the lower ground and first floors, the treads formed of thick oak planks cantilevered off the spine wall by concealed fixings with stainless steel rods threading from floor to ceiling in place of a balustrade. Along the hall is study area. Sliding doors at each end of the hall open into a fabulous open-plan kitchen/dining/sitting room. At one end of the room is a sitting area with wood burning stove flanked by fitted cupboards and this leads round to the kitchen, which is fitted with contemporary units, including a central island and fitted appliances. Beyond the kitchen is another living area with a TV and fitted cupboards. Two substantial sets of sliding glass doors open from the kitchen onto a magnificent terrace that is suspended from the projecting roof high above by stainless steel rods. The terrace wraps along the back and side of the house, overlooking the pond.
A corridor runs along the back of the lower ground floor, with sliding doors giving the option to separate off the central utility room from the changing rooms at either end, each of which give access to the swimming pool. The larger of the 2 changing rooms has an adjoining shower room and door to a covered outdoor shower. The swimming pool runs along the western side of the house and has a wall of sliding doors onto a covered terrace which leads out onto the gardens and grounds.
There are 5 well-proportioned bedrooms on the first floor, with the principal bedroom having an adjoining wet room with shower and bath, walk-in wardrobe and spacious balcony. Two of the other bedrooms have shared access onto a covered balcony above the main terrace and there is also a spacious, well-appointed family bathroom.
The delightful gardens and grounds are cut across by streams spanned by a number of charming little bridges, with a pond formed to the west of the house, a croquet terrace on high ground to the east. The drive continues past the house to the garage and spurs off into the expansive woodland. The double garage has a workshop behind and a side door with stairs to guest accommodation above, comprising of a bedroom, shower room and sitting room/bedroom 2. Beyond the stream is a clearing with a potting shed, vegetable garden and orchard.
Situated on the southern side of Crowborough so has good access to the wide range of local shops, the leisure centre and the station (London 61 mins). Royal Tunbridge Wells is 9 miles to the north which offers an excellent range of facilities.
Ashdown Forest is close by which is an Area of Outstanding Natural Beauty. The forest is about 6,500 acres and is ideal for walking, horse riding, golf and enjoying spectacular views over the Sussex Countryside. There is an extensive selection of excellent schools in the area in both state and independent sectors. Crowborough Beacon Golf Club is within 1 mile.
From East Grinstead head east on Lewes Road/A22 through Forest Row and Wych Cross to Nutley. Just before entering Nutley turn left onto the Crowborough Road through Ashdown Forest. At the T-junction turn left onto B2026 and after 200ft turn right onto New Road at the end of which turn left onto A26. After just over 1 mile turn right onto Sheep Plain and then almost immediately right onto Sweethaws Lane, which turns into Redbridge Lane, and the drive will be on the left after about ¼ mile.
