Yalham Hayes is a detached stone and flint barn conversion which provides beautifully appointed family sized accommodation. The current owners have been in residence for about 17 years and during that time, they have considerably improved and extended the property to provide a wonderful kitchen/family room which is very much the heart of the house. The first floor accommodation was also extended to provide a large master bedroom with en-suite bathroom.
The sitting room is a particularly light and airy triple aspect room affording lovely views over the gardens and surrounding countryside. This room has a stone faced fireplace with inset wood burning stove. There is also a dining room with a study recess off. The kitchen/family room is beautifully appointed and fitted with a superb range of cream faced base and wall mounted units with granite worktops and with recess incorporating a range style cooker.
On the first floor there is a superb master bedroom with vaulted ceiling and a well appointed en-suite bathroom/shower room. There is also a guest bedroom with en-suite shower room, together with two further double bedrooms and a family bathroom. The house is beautifully presented, with a number of the internal doors being in oak with wrought iron furniture. There is double glazing and oil fired central heating.
Gardens and Grounds
The property is approached from the lane over a gravelled driveway which is owned by the property and is shared with the neighbouring farmhouse. This driveway gives access to a gravelled parking and turning area adjacent to the property. The majority of the garden lies to the front of the property and is lawned and includes a raised area of decking with adjacent summerhouse/store. The driveway is flanked by two paddocks and a pedestrian bridge crosses a small stream giving access to a further area of garden which is laid to lawn on the north side of the property. Beyond this area of garden can be found a further paddock. To the rear of the property is an enclosed courtyard with paved terrace and giving access to three stables/stores and a detached barn. The Barn has planning permission for conversion to provide holiday letting accommodation and details can be obtained from Taunton Deane's Website: Planning Application No. 29/89/0015
Yalham Hayes, together with two neighbouring properties, enjoys a stunning rural location surrounded by open farmland within the Blackdown Hills. These hills have been designated an Area of Outstanding Natural Beauty and they provide miles of footpaths and bridleways ideal for those with walking and riding interests. Close by can be found the well known Holman Clavel pub and the larger villages of Blagdon Hill and Churchinford (two and a half miles away), both of which have a pub. Churchinford also benefits from a doctor's surgery, community shop and post office as well as a children's day nursery. Taunton, the County town, is about 7 miles away.
Leave Taunton in a southerly direction heading towards Trull and Blagdon Hill. Proceed through these villages and onto the Blackdown Hills. At the top of Blagdon Hill turn left at the crossroads and shortly after passing the Holman Clavel pub turn right. Continue straight over at the next crossroads and continue for approximately a quarter of a mile and the driveway to the property will be found on the right hand side.
