PROPERTY
York House is a substantial and architecturally designed 5 bedroom house, built in 2006, offering light and expansive accommodation, with a landscaped garden and detached double garage, set in a rural location with lovely farmland views. Set just over 0.5 mile from the village of Waltham it benefits from a local schools bus service and is within easy access of the vibrant village of Wye and the City of Canterbury.

This impressive central area provides access to all of the accommodation, including a spacious kitchen/breakfast room which has been fitted with solid wood bespoke units with granite worktops by a highly regarded local firm Thoroughly Wood, based in Lyminge. A bespoke built central staircase provides access to the remaining accommodation including a wonderful principal bedroom suite, fitted with a picture window offering fine views over the surrounding countryside. All of the accommodation is presented in good order, with underfloor heating throughout, inbuilt storage and quality bespoke joinery.

GROUNDS AND GARDENS
There is a tarmac driveway to both the front and side of the property which leads to the detached double garage block with additional large storage level over, being a useful unconverted space.
