This attractive village house which sits in a 1/4 of an acre, was built we believe in the mid 1980s and is constructed of brick with decorative tiled elevations, under a tiled roof. The property is double glazed throughout and the current owner has been in residence for nearly 30 years. There is a lovely dining hall with a welcoming woodburner set in a brick fireplace and French windows leading to the garden terrace. The sitting room also has an open fire and further French windows to the garden. The kitchen is dual aspect making it a light and bright room with a generous amount of wall and base units, an integral dish washer and fridge. The separate utility room has further storage units; one housing the boiler, an integrated fridge/freezer, plumbing for a washing machine and dryer, access to the garage and also to the rear garden. A third reception room, currently used as a study, completes the accommodation on the ground floor. Upstairs is the family bathroom and the master bedroom which is south facing and has a shower room en suite. There are 3 further bedrooms with those to the rear of the property enjoying the far reaching views.
Gardens and grounds
The property is approached off the village road through a five bar gate and attractive sarson stone wall onto a long gravelled drive way with parking for several vehicles. There is a double garage, a mature blue cedar tree, an area of lawn and some beds and borders. There is side access to the rear garden which is of a generous size and mainly laid to lawn. There are some lovely mature trees including silver birch, flowering cherry and copper beech and two areas of sun terrace, some garden storage and a wild area edged with sarson stones. There are wonderful views of the Ridgeway beyond the garden.
Surrounding area and communications
The property is situated in the charming and peaceful village of West Overton in the Kennet Valley, surrounded by beautiful downland, which is designated as an Area of Outstanding Natural Beauty. Marlborough is approximately 4 miles to the east offering a wide range of restaurants, boutique shops and supermarkets, as well as a leisure centre, primary and secondary schools including Marlborough College and St John's Academy. There are rail communications to London Paddington from Pewsey (approx 6 miles), Great Bedwyn and Swindon. The M4 is easily accessible, providing access to London, Bath, Bristol and the West.
From Marlborough High Street proceed west out of the town on the A4 towards Calne. After about 4 miles turn left just before the pub The Bell on the A4, signposted to West Overton. Continue over the river and bear left at the end of this road. Proceed a little further and the house is the third one on the left, just after the bus stop and phone box.
