A stunning and beautifully proportioned residence with modern, spacious accommodation and gardens, grounds, orchard and paddocks of about 11.5 acres.

The Property.
Hill Farm started life as a modest period farmhouse before being completely redesigned and remodelled about a decade ago, incorporating the traditional farm buildings into the accommodation. This resulted in creating the impressive and particularly spacious home we find today which beautifully blends traditional features with a contemporary approach.
It has also been the subject of further comprehensive improvement in recent years which has included the installation of a stunning bespoke kitchen with integral appliances, central island and 4-oven Aga with an electric side module.
The accommodation is light, well-proportioned and adaptable in its arrangement as it is formed in a “U” shape around a central courtyard. Many of the rooms have vaulted ceilings and exposed timbers which create a sense of space and volume and all are enhanced by having light, polished limestone floors with underfloor heating. The property itself extends to approximately 4,000 square feet and would no doubt suit large or extended families due to the layout, having two staircases and two separate first floor areas.
It is traditionally built with mellow flintstone and Bath Stone quoined exterior elevations under a slated roof and has large oak framed double glazed windows, the majority of which take advantage of some superb views over the gardens and land to the countryside beyond.

Gardens, Grounds & Land.
The property is approached from the Stockland Hill road over a gated driveway which sweeps up to the house and provides ample parking, as well as giving access to the integral double garage. To the front of the property there are large sweeping areas of lawn which are interspersed with several mature trees and fruit trees and there is also a productive orchard to the west.
To the east of the property are the formal gardens where there is a paved terrace surrounded by stone walling and profusely stocked shrub beds. Steps rise to a large area of lawn and a very well laid out and productive kitchen garden which has raised beds, large greenhouse and a chicken coop. To the south of the property is a sheltered courtyard which can be accessed from the games room.
The land at Hill Farm principally lies to the north where there are two level fields (of approaching 10 acres) and in total the gardens, grounds and land extend to about 11.5 acres.

Situation.
Hill Farm is situated in an Area of Outstanding Natural Beauty in a rural location, just outside the much sought after picturesque village of Dalwood. The property is set at the head of a long driveway within its own beautiful gardens and grounds which extend to about 11.5 acres and are profusely stocked creating a most appealing and mature setting.
The village of Dalwood is about 1.5 miles away and offers a range of amenities including the popular Tuckers Arms public house, ancient Church of St Peter’s, village hall, community run shop and post office. Kilmington is also close at hand (about 3 miles) where there is a superb farm shop, garage, pubs and primary school.
Dalwood lies approximately midway between the market towns of Honiton and Axminster (5/6 miles). Both towns offer a wide range of amenities such as schools, banks, supermarkets, sporting facilities etc, as well as many independent shops and galleries. They both also have main line rail links to London (Waterloo).
The beautiful World Heritage Jurassic Coastline at Lyme Bay is a short drive away with the town of Lyme Regis being about 9 miles distant. Lyme Regis has a famous harbour including The Cobb and a very good range of independent shops and eateries which include The Oyster and Fish House, owned by the renowned chef Mark Hix.
Colyton Grammar School, one of England’s top mixed state schools, is situated about 5 miles south of the property. The Cathedral City of Exeter is about 25 miles to the west with excellent shopping facilities, main line rail link to London (Paddington), M5 access and international airport.

Directions.
From Honiton, proceed out of the town in an easterly direction on the A35 towards Axminster. After about three and a half miles, go through the village of Wilmington, and as you exit the village (just after going over a small bridge), turn left signposted Dalwood. Follow this lane up the hill to Moorcox Cross, turning right, and the driveway to Hill Farm will be found after about half a mile on your left hand side.
