Stockland has a thriving community with a well respected pre school and primary school, public house (Kings Arms), village hall with playing fields and tennis courts and the ancient Church of St Michael and All Angels. About 3 miles to the South of Stockland is the village of Dalwood and this also has a community run shop and popular public house.
Approximately 6 miles to the South West is the busy market town of Honiton which has a variety of shops
including many antique shops, sports centre/swimming pool and mainline rail link to London (Waterloo).
The Cathedral City of Exeter lies some 22 miles to the west with an excellent shopping centre, sport and leisure
facilities, mainline rail link to London (Paddington), M5 access and international airport. Also, both Axminster and Chard are respectively 6 miles distance away.
The picturesque World Heritage Coastline at Lyme Bay, known as the Jurassic Coast, is about 9 miles to the south and is a popular destination with its dramatic cliffs and stunning coastal walks. The property is also located within the catchment area of the renowned Colyton Grammer School.
THE PROPERTY
Old Park Farm House is a particularly handsome, detached residence which is of traditional construction with dressed flint stone elevations under a slated roof. It has an elegant and well-proportioned front facade which has a huge amount of presence as you enter the village. It has been the subject of a comprehensive and sympathetic programme of restoration and enlargement in recent years, which has resulted in creating the distinctive and well-appointed home we find today. The property beautifully blends character features with a more modern approach and will no doubt suit those looking for a well-proportioned, stylish home. Worthy of particular mention is the large kitchen/family room which has an inglenook fireplace with wood burner and bread oven, flagstone floors, beamed ceiling and electric Aga. The sitting room is also worthy of note and this again is a beautiful room with inglenook fireplace and oak floor. Old Park Farm House has exceptionally adaptable accommodation and has a superb loft conversion which has added two bedrooms, a bathroom and a seating area, this is on its own separate Megaflow heating system and electric radiators. This has added a new dimension to Old Park Farm House and provides wonderful living accommodation
OUTSIDE
Old Park Farm House is approached from a small lane at the rear. Further up the lane is a detached, rendered and slate roofed garage. To the rear of the property is a courtyard garden which is paved and this has been well planted with a variety of colourful plants and shrubs. Adjacent to this courtyard is the attached workshop building, which is a traditionally built barn with workshop and office space above. There is also a further area of garden to the side, which comprises another area of flagstones with profusely stocked established borders that provide year-round colour and interest. There is also a sizeable log store and timber garden shed.
