The cottage, although not listed, has origins which date back possibly 400/500 years, as evidenced by the immense amount of original character which is still in-situ. Features such as the heavy timbered winder staircase, the large handsome inglenook in the hall - which also has a heavily beamed ceiling and plank and muntin screen, exposed cruck beams and the fascinating 17th century stone fireplace in the “Prayer Room”, one of the first-floor bedrooms, which carries the date of 1751 and an inscription of a Psalm and the Lord’s Prayer. A very rare feature indeed.

GARDENS & GROUNDS.
The cottage has a right of way over a track to the side with twin 5-bar gates which lead to a private rear drive and parking area with space for a number of vehicles. Adjacent to this is the two-bay open-fronted oak and tiled garage, with further covered store besides. Close by is the timber studio/office, a very useful building with power and broadband connected, and this has many potential uses. To the rear is a lean-to open store, greenhouse and kitchen garden.

The gardens create a most attractive colourful and mature setting for the property. To the front is a typical cottage garden which is separated from the lane by a hedge where there is a sunny terrace. SITUATION.
Pinneys Cottage is located in a delightful country position on the edge of the highly desirable conservation village of Chardstock, which in turn is located in the Blackdown Hills Area of Outstanding Natural Beauty. Chardstock has a good range of village amenities which include a shop/post office, academy primary school, pretty parish church and popular public house.

It lies approximately 4 miles from Axminster which has an excellent variety of shops, secondary school, sports facilities and a main line rail link to London Waterloo. Chard is also located about 4 miles to the north which also has a good range of amenities, and the County Town of Taunton is about 20 miles further with a wide range of shopping facilities, cinema, theatre, main line express rail link to London Paddington and M5 access.

The picturesque town of Lyme Regis located on the World Heritage Jurassic Coast is approximately 9 miles to the south and is a popular destination for tourists with its dramatic coastline and picturesque views. Chardstock lies amongst some of East Devon's most attractive rolling countryside and there are some delightful walks close at hand.

DIRECTIONS.
From Axminster, take the A358 signposted Chard and continue along this road for approximately 3.5 miles entering the village of Tytherleigh. Turn left at the Tytherleigh Arms signposted Chardstock 1 mile. Carry on into the village taking the second left hand turning (just before the pub). Continue down the hill for about 0.2 mile and Pinneys Cottage will be found on your right-hand side.
