THE PROPERTY.
Farm Cottage is a charming mews style residence which has a picturesque approach under the clock tower overlooking the fountain courtyard. The property is of traditional construction with rendered elevations under a slated roof and has been the subject of a significant programme of improvement in recent years. It is found in beautiful order with great care and attention given to the fittings and overall finish. This has included the replacement of the kitchen which is superbly appointed and has modern units with brass handles under a composite worktop, the addition of an electric ‘smart’ heating system, as well as installing secondary glazing to the windows. The property has also been redecorated throughout and has a warm and welcoming atmosphere which is particularly light due to the large sash windows to many of the rooms.

To the first floor there are three large double bedrooms, two of which have delightful views over the courtyard, and an attractive modern shower room with underfloor heating.

OUTSIDE.
Farm Cottage benefits from a delightful paved garden to the north which overlooks the attractive courtyard. As mentioned, there are stunning communal grounds of about 10 acres, as well as facilities including a tennis court, swimming pool, sauna and gymnasium. There is also private parking for Farm Cottage and ample visitor parking.

SITUATION.
Farm Cottage forms part of a development of apartments and mews style cottages at Widworthy Court, a Grade II listed Georgian mansion built by G S Repton Esq. and Sir Edward Marwood Elton in 1830. This prominent house is set in extensive gardens and grounds in a sheltered position enjoying lovely country views. The property is surrounded by broadleaf woodland and well laid-out gardens and is located on the edge of the village of Wilmington (in the parish of Widworthy), which has a public house and pretty Church of St Cuthbert which dates from the 14th century.

The market town of Honiton is approximately 3 miles distance and has a variety of independent shops including many antique shops, supermarkets, twice weekly market, sports centre/swimming pool and main line rail link to London Waterloo. The Cathedral City of Exeter is some 18 miles to the west with an excellent shopping centre, sports and leisure facilities, main line express rail link to London Paddington, M5 access and international airport. The World Heritage Jurassic Coast at Lyme bay is about 8 miles to the south, with the popular town of Lyme Regis, with its famous Cobb, being about 12 miles to the south east.

DIRECTIONS.
From Honiton High Street proceed in an easterly direction, turning right at the roundabout onto the A35. After about 2 miles, as the road descends through woodland towards Wilmington, turn right signed Recycling Centre. Proceed along this lane for about 200 yards and turn left into Widworthy Court, following the signs for Visitors Parking. When walking back up the driveway, turn left into the gravelled parking area and through to the courtyard, where Farm Cottage will be found on the right hand side. The front door is under the clock tower.

TENURE.
Widworthy Court has an in house residents management company: Widworthy Court Management Ltd. All residences have the benefit of a 999 year lease from 1998 and own a share of the freehold. There is a monthly service charge of approximately £360, which includes maintenance of the communal areas, use of all the shared facilities and the buildings insurance.
