THE PROPERTY.
3-4 Beagles Row is a charming Grade II Listed end of terrace cottage which has origins dating back several centuries and is of traditional construction with principally rendered elevations under a slated roof. It has an attractive front façade with its small pane leaded windows and high chimney stack and was thought to have originally been two cottages.
The property retains a wealth of period character and worthy of particular mention is the sitting room which features a large inglenook fireplace with Beerstone jambs, a wood burner and two window seats. Other features include ceiling beams, exposed brickwork, feature fireplace in the snug and panelled doors.
The cottage is surprisingly spacious and the principal rooms have delightful views across the Umborne Valley. Although 3-4 Beagles Row does now require a level of renovation/improvement, it offers bright accommodation with an immense amount of character.
OUTSIDE.
The property has a small garden area to the front which has been planted with a number of shrubs and has a central pathway leading up to the front door. The majority of the garden lies to the rear where there is raised area of lawn which takes advantage of delightful views to the neighbouring hills. There is also a timber shed and terrace adjoining the cottage.
SITUATION.
3-4 Beagles Row is located in the small village of Shute which in turn sits in an Area of Outstanding Natural Beauty amongst some of East Devon’s most picturesque countryside. The property has splendid views to the south west over the Umborne Valley to the hills in the distance and beautiful walks emanate virtually from one’s doorstep over the fields and nearby woodland. Shute is a popular village and has a primary school, church and there is also a bus service connecting the nearby towns and villages.
Although semi-rural, the property is very accessible being only two and a half miles from the popular town of Colyton with its range of independent shops and also the renowned Colyton Grammar School, one of the country’s top mixed state schools. The market town of Axminster lies about 3 miles to the east and has a wide range of shopping and recreational facilities, as well as a main line rail link on the Exeter to Waterloo line.
The Cathedral City of Exeter is approximately 25 miles to the west and has an excellent shopping centre, sport and leisure facilities, university, main line express rail link to London Paddington, and an international airport. From Shute there is easy access to the M5, A303 and A35.
DIRECTIONS.
From Honiton, take the A35 Axminster Road and continue for approximately 6 miles, turning right just past the Starbucks at Shute, signposted Shute and Colyton. Continue for about 1 mile and 3-4 Beagles Row will be found on the left hand side just before the castellated entrance gates of Shute Barton.
