THE PROPERTY.
White Lodge comprises a well-proportioned detached residence which is located in a spectacular, private position in the quintessential fishing village of Beer. It sits in an elevated position gaining outstanding sea, coastal and village views which can be enjoyed from both the house and gardens, as well as the superb balcony on the easterly elevation which makes the very most of its incredible position. The property is conveniently located within a short walk of the village and has direct access to the South West Coastal Path and some picturesque walks over this dramatic stretch of coastline.
The property itself was built in the latter part of the 1900s and is of traditional construction with principally rendered elevations under a tiled roof. It has a well-presented interior which has been enhanced and improved over the 17 years of the current owners stewardship and there are some delightful features such as the oak floors, oak staircase, wood burning stove to the sitting room and two sets of bifold doors onto the balcony.
White Lodge has three double bedrooms to the lower ground floor, the principal of which has a large modern
en-suite bathroom, along with a well-fitted family bathroom. There is also a study on the ground floor which could become a fourth bedroom if required. The property benefits from a well-appointed kitchen with a good range of units under granite worktops and a handy utility/boot room with a door to the side.
GARDENS & GROUNDS.
White Lodge has a right of way over a short section of drive which leads to the long private driveway which swings up to the property where there is a parking area. Adjacent to this a detached double garage with electric door. Behind the garage is a kitchen garden with a greenhouse, shed and covered store, and there is also a handy pedestrian access onto a pathway which runs from Common Lane into the village.
To the north of the house is a private terrace with a paved seating area which takes advantage of the beautiful views, whilst to the east is a lawned garden with profusely stocked flower and shrub beds.
SITUATION.
Beer is a typical example of an unspoilt Devon fishing
village and has a variety of shopping and recreational amenities such as restaurants, public houses, post office, galleries, primary school and sailing club. Glorious country and coastal walks emanate from the doorstep over a
myriad of footpaths which include the South West
Peninsular Coastal Path from which there are stunning views over this dramatic stretch of coastline. The Regency town of Sidmouth lies some 8 miles to the west and is one of East Devon's premier coastal resorts with beautiful parks and an excellent variety of independent shops, along with a cinema, theatre and range of sporting facilities. The market town of Axminster is about 9 miles away and has a main line rail link to London Waterloo, and the Cathedral City of Exeter is approximately 23 miles distant with excellent shopping facilities, express rail link to London Paddington, international airport and M5 access.
DIRECTIONS.
Heading down Fore Street, Beer’s main village street, continue to the bottom and bear around to the right passing the Anchor Inn. Follow the road up the hill
and when you near the top you will notice some large wrought iron gates on your right hand side and the house names for White Lodge and the Gables. Head through the gates and bear to your left.
