THE PROPERTY.
Pauntley Lodge is an outstanding detached home which is a wonderful example of Gothic Revival, a movement which swept through Sidmouth during the early 1800s resulting in many of its fine and elaborate period homes. This modern take on classic architecture was built, we believe in the 1950s, within the grounds of a large, early 19th century house and was later added to creating the well-proportioned home we find today. It has some striking exterior features and is very impressive on the approach with its pillared portico, Gothic windows and central chimney, and the easterly façade with its crenelations and ornate barge boards.

The interior has been designed with the same meticulous attention to detail and plays host to some stunning features which exude quality. These include ornate cornicing, panelling, several roof lanterns and beautiful joinery throughout. On entering the property you are greeted by a long hallway, part of which has a barrelled ceiling, and this opens into the large drawing room with French doors onto the terrace. Double doors lead through to the exquisite dining room with its huge lantern, arched windows (and door) and oak and mosaic tiled floor, a simply stunning space with glorious views over the grounds. The bespoke kitchen has been superbly fitted and has an excellent range of units under granite worktops. The principal bedroom has a luxuriously fitted en-suite and there is a further double bedroom and a small bedroom/study, both with neighbouring shower rooms.

GARDENS & GROUNDS.
The gardens at Pauntley Lodge are a true delight and create the perfect frame around the house which is exceptionally attractive from all angles. They are beautifully mature, being well screened from the neighbouring properties by magnificent trees and established borders, creating a true haven where one would not believe they are in the town itself. The flowing lawns are interspersed with profusely stocked beds, hedging, and a wide variety of specimen trees which draw your eyes to the handsome gazebo and rose beds, a part of the garden which was designed by Chelsea Gold Medallist Robin Williams.

The property is approached through an electric gate onto a brick driveway which rises to a parking area and continues past the side of the house to a detached double garage with loft above. To the east of the house, and accessed from both the drawing room and dining room, is a paved terrace which takes advantage of the glorious view over the grounds.

SITUATION.
Pauntley Lodge is located in a superb, private position on Cotmaton Road and is within a gentle half a mile stroll of the town centre and the glorious seafront. Sidmouth is East Devon’s premier coastal resort and has a long esplanade with wide pebbled and sand (at low tide) beaches, and is situated on the World Heritage Jurassic Coast. There are some beautiful walks along this stretch of coastline over the myriad of public footpaths which include the South West Peninsular Coastal Path which runs along the whole of the Devon coastline. The town itself has many beautiful parks and a shopping centre with a great variety of independent shops and boutiques, as well as the usual multiples. There is also an out of town Waitrose store, cinema, theatre and range of sporting facilities including tennis court, croquet lawn, indoor swimming pool, golf club and a cricket pitch overlooking the sea.

Sidmouth lies approximately 9 miles from the busy market town of Honiton which has a main line rail link to London Waterloo. The Cathedral City of Exeter, Devon’s County Town, is some 15 miles to the west with excellent shopping facilities, theatres, main line express rail link to London Paddington, M5 access and international airport.

DIRECTIONS.
From the Radway (Scott) Cinema, proceed towards the town turning right at the roundabout onto All Saints Road. At the next roundabout turn left and immediately right onto Cotmaton Road. Proceed over the cross roads (continuing on Cotmaton Road) for approximately 100 yards where the driveway to Pauntley will be found on your left hand side. Turn into the drive and then turn right onto the driveway to Pauntley Lodge.
