THE PROPERTY.
Dares Farmhouse is a handsome attached double fronted residence which is located in the heart of Colyford and is within a short stroll of the village amenities which include and excellent general store and butchers, church and village hall. It sits just off the A3052 and therefore has easy access along the coast both east and west, and is within 2 miles of the World Heritage Jurassic Coast at Lyme Bay. There are some beautiful country walks close at hand which include along the picturesque River Coly, the glorious Holyford Wood and the Seaton Wetlands which runs through three nature reserves along the Axe Estuary to the town of Seaton which has an excellent range of facilities. The renowned Colyton Grammar School is within a five-minute walk and the popular community town of Colyton, with its beautiful medieval church, primary school and good range of shops, is about 1.5 miles away.

The house itself dates back, we believe, to the 1700s and is thought to be one of the oldest houses in the village. It is of traditional construction with colourwashed elevations under a thatched roof, the rear of which was replaced in 2016. The accommodation is attractive, well presented and has a delightful period ambience with a large bright sitting room with a gas fire and French doors opening onto the rear patio. There is a well equipped farmhouse style kitchen with pine units under Indian granite worktops, a utility room and ground floor WC. A staircase opens onto a spacious landing/study and there are three double bedrooms, one en-suite, a family bathroom and a walk-in airing cupboard. The bedrooms are well equipped with fitted wardrobes and the rooms have secondary double glazing.

OUTSIDE.
At the rear of the house there is a large flagstone & gravelled patio/courtyard with a small detached stone and slate-roofed workshop. Steps lead from this to lawns on two levels divided by a trellis and bordered with plants, flowering shrubs and trees. The upper lawn has a small south facing summerhouse and a path leads through a walled archway to a central south-west facing paved and gravelled garden area in front of the barn. There is a open fronted summerhouse and the whole area is bounded by a low dividing stone wall, flowering trees and shrubs. To one side there is a small orchard with apple, pear and plum trees and a kitchen garden with soft fruit cage and greenhouse.

The barn is a large three bay stone structure with a slate roof – one bay is currently enclosed as a garden storeroom. This is a very useful building and could have conversion potential (subject to planning) to provide additional accommodation/annexe/home office etc.

Double gates from the central garden open onto the shared parking area and block of garages, two of which are owned by the property. On the lawn side of the dividing wall, a pathway leads to a small stone and slate-roofed studio and a back gate also opening onto the parking area. All outbuildings and garages are wired for lighting and power.

DIRECTIONS.
From the A3052 coastal road travelling east proceed into Colyford taking the second left turn into Elm Farm Lane where Dares Farmhouse is on the right. Continue along the length of the house and turn into the parking area and park in front of the right hand garage.
