PROPERTY
Entering through the front door brings you into the hallway which provides access to the ground floor accommodation.  To the right is a W.C. and to the left is a reception room with view to the front and sliding door opening into the main living accommodation which can also be accessed via the hallway.

The living area has a gas effect coal fire with modern stone surround and mantle over, under stairs storage cupboard and flows through to the dining area which is very well proportioned.  This in turn leads into the kitchen/breakfast room, the kitchen having an extensive range of wood effect wall and base units with a complimentary work surface running over fitted in  a horseshoe shape, range cooker with extractor and integrated appliances.  Two lantern roof lights flood the space with light, there is a handy breakfast bar along with sliding doors opening out into the rear garden.  A door leads into the garage.

Ascending the stairs to the first floor the landing provides access to the three bedrooms and family bathroom as well as to the loft.

The master bedroom benefits from two fitted cupboards and an outlook over the rear garden.  Bedrooms two and three both face the front with bedroom two also having built in wardrobes.

The family bathroom completes the first floor accommodation and is fitted with a modern white suite comprising bath with shower over and glass shower screen, W.C. and wash hand basin set in a vanity unit with storage underneath and mirror over.

OUTSIDE
The house is approached across a block paved driveway which leads to the garage, which benefits from an electric roller door, as well as providing ample parking.  The remainder of the frontage is laid to lawn with a dwarf brick wall at the front boundary.  A metal side gate provides access round to the rear of the property.

The large, flat rear garden is west facing and is currently split into two sections.  The area directly adjacent to the house is mainly laid to lawn with fenced boundaries and a path leads through to the second area which is also lawned, has a variety of shrubs and trees and a wooden shed.

LOCATION
The property is located in Kemsing, a picturesque and historical village at the foot of the Kent North Downs.
