Gothic House & Phoenix Cottages is an established business since 2006 and the business is not VAT registered. The cottages were built and renovated in 2007 and have built up high levels of repeat and recommendation business of approximately 60% and currently do not use an agent to promote their business.
The cottages are advertised via their website (www.phoenixcottages.co.uk) coupled with internet advertising via Home and Away and Air BnB.
In addition to the business the Biomas Boiler which was installed in 2014 provides hot water and heating for the main house and the 4 cottages. In 2018/19 they had a return of £6,197 on a 25 year contract.
In the paddock is a solar field which was installed in 2012 and had a return in 2018/19 of £2,039 on a 25 year contract on a rate of 16.8p per kWh. The solar field supplies electricity to all of the properties and the site.
To the rear of the property is a level paddock which could be used for equestrian purposes as it has a stable block. Alternatively, the paddock could be used for glamping to extend the accommodation such as yurts, pods, bell tents or to build lodges on the land subject to gaining the relevant planning consents.
Trading information can be provided to bona fide purchasers.
