The lodges are located in ruby country and are set in a peaceful and tranquil location and have been designed with the environment in mind with green roofs. The present owners have owned the business since 2015 and promote the business themselves via their website: www.highershorstonlakes.com and through a number of letting agents including www.cottages.com.
Planning permission was granted on 23rd May 2019 to convert the amenity block into a 2/3 bedroom owners accommodation by Torridge District Council planning ref: 1/0299/2019/COU. The newly built lodge was completed in 2019 and includes the shower block for the campsite and yurt.
The property is 9½ miles from the North Devon coast which makes the property in an ideal location to explore the area and locally there is the Ruby Cycleway which runs from Holsworthy and has a link to the Tarka cycle trail which is popular within the area.
There is potential to build additional lodges or extend the glamping facilities on site subject to gaining the relevant planning consents or to develop the current caravan site further. As well as the holiday lodges the lakes have a steady small income from day fishing tickets and competition fishing from visiting fishermen and local fishing groups. The yurt is made of a base of wooden decking, wooden frame with felt lining covered with waterproof canvas. It has its own cookhouse with gas BBQ and burners and its own garden and decking area.
The Caravan Site
The certified caravan club site currently has 3 hard standing serviced pitches all with electrical hook ups and has been landscaped with timber sleepers. There is potential to add two further pitches under the caravan site license if required.

The property is set in 9 acres including a landscaped paddock, woodland, two course fishing lakes, a wildlife lake, picnic benches and seats around the site for guests. The three lakes are a major feature of the site and are spring fed with the lower lakes being gravity fed. The lakes are stocked with course fish including carp, roach and bream.
There is also a further 10 acre field available by separate negotiation with small river frontage. A small part of this field is currently used as a petting farm for visitors and currently has a chicken house with chickens, feed store, agricultural pole barn and animal enclosure with goat house and Pygmy goats.
